Renovation of a warehouse / distribution facility in Owensboro, Kentucky. Completed plans call for the renovation of a 300,000-square-foot warehouse / distribution facility.
**Per Addendum 1 the bid date has been extended to 12/10/24** Owensboro Riverport Authority is requesting proposals to replace an existing roof of 300,000 sq. ft. Warehouse. Question Deadline 11/29/2024 Every request for such interpretation should be in writing addressed to Michelle Payne, Purchasing Agent, P.O. Box 21955, Owensboro, KY 42304, or by e-mail at mpayne@owensbororiverport.com. All requests to be given consideration must be received at least three (3) days prior to the date fixed for the deadline of proposals. Owensboro Riverport Authority (ORA) is seeking interested and qualified contractors to submit a proposal to replace the existing Firestone RubberGard EPDM Ballasted System roof on our Warehouse 4 which comprises of administrative offices, warehouse, and rail dock. Building is approximately 300,000 sq. feet. Bidder must include all labor, materials, personnel, and equipment needed. Interested parties must demonstrate qualifications, experience and abilities associated to accomplish and support all aspects of the prescribed scope of work in a cost-effective safe manner. SERVICES REQUESTED: 1. Complete turnkey project to remove and replace entire Firestone RubberGard EPDM Ballasted System with gravel surface. 2. EPDM membrane may either be removed or grid cut to be used as a separator. 3. All gravel on roof is to be removed from surface and disposed of at Contractors expense. 4. New roofing must be all new material including all necessary insulation and related trims. 5. The general work to be performed in replacing the roof will be the following: a. any necessary safety measures installed; b. complete removal of the existing roof, gravel, and flashing; c. installation of the roofing, flashing, and other appurtenances; d. removal and proper disposal of project debris and complete site restoration (only exception may be gravel as mentioned above. 6. Contractor estimate must provide total cost of project, including timeline. 7. Contractor proposal must provide a detailed description of work to be performed. 8. Contractor proposal must provide a detailed description of material (s) to be used. 9. Contractor proposal must provide a detailed description of warranty coverage (20 years min. preferred), including specific manufacturer and installer warranties. 10. Contractor is responsible for securing all required permits and inspections. 11. On-site space requirements must be made known for the contractor and equipment parking. 12. Contractor must work with on-site project coordinator on timelines for project start and end. This includes working with local staff for access inside building when necessary. 13. All installation must comply with OSHA safety requirements. 14. The Contractor shall have a KY registered Professional Engineer check the new installation for roof and insulation attachment/adherence for wind uplift. The design must meet or exceed original (not current) building design building code requirements. 15. The Contractor shall have a KY registered professional Engineer check the bar joists for modified loading conditions which might cause bottom chord buckling once ballast is removed. 16. The Contractor shall provide tapered insulation to ensure proper drainage to existing roof drains. No ponding will be permitted on the completed new roof system. 17. The Contractor shall furnish ORA daily progress photos of the installation. 18. The new roof system must have the same fire resistance rating or better than the existing roof. 19. The new roof system must have the same insulation resistance or better than the existing roof. The Contractor shall complete all work by June 1, 2025.
