Reference Number 0000369578 Job Location: Boulder The University of Colorado Boulder seeks a qualified General Contractor to provide Construction Manager/General Contractor (CM/GC) services. The A/E + CM/GC will work with CU Facilities Management staff to investigate and develop the Scope of Work, Budget, and Schedule for the implementation of the FY 25/26 Indirect Cost Recovery (ICR) Program in research intensive buildings on campus. The project is made possible by ICR funding from the Federal Government that is intended to partially offset Deferred Maintenance costs expended by the University on buildings that house research activities. The funding comes with multiple and stringent expenditure parameters. The GC will assist the A/E team and the University by defining scope, field verifying existing conditions, and may group individual/disparate sub-projects into larger, holistic projects that improve the building as a whole and improve the research environment. The University of Colorado Boulder anticipates using a Construction Manager/General Contractor (CM/GC) approach to project delivery with a total project budget of $5,000,000.00. A Guaranteed Maximum Price (GMP) and an updated project duration schedule will be established by the Architect/Engineer and the Construction Manager/General Contractor in conjunction with the University of Colorado Boulder. The CM/GC will evaluate, among other things, availability of materials and labor, project schedule, project costs as they relate to the established budget, constructability, and will work closely with the Architect/Engineer and the University of Colorado Boulder throughout the planning, design and construction phases of the project. Construction is estimated to commence 07/01/2025.
