Reference Number 0000369882 The Webster Groves School District is seeking bids for "Exterior Building Maintenance", during the summer of 2025. Work will include masonry work, metal work, waterproofing, window replacement, roofing, and refurbishment of wood soffits and fascia. The District is also requesting "costs per hour" for additional District projects. PROJECT LOCATIONS AND DESCRIPTIONS 1. Avery Elementary - 909 N. Bompart a. Masonry - Overall Building Scope of Work: i. 100% sealant replacement on all windows, doors, Sills, vents, control joints, and sidewalk to building. ii. All masonry surfaces to be BIO cleaned and treated with Tremco Hydroshed premix siloxane sealant. b. Masonry - Original building (red brick) i. Approx. 30% joint restoration for stone-to-stone joints. ii. Minimal tuckpointing. Approx. 200sq ft for entire building. iii. The thin paver windowsill will require 100% tuckpointing. iv. Infill and tooth in 24 louvers and replace damaged glass block on east elevation. v. Paint curved soffit and corbels over the front door area. c. Masonry - Addition (yellow brick) i. Westside 1. Cement board panel at the base of the building has come loose and will be repaired. 2. 25 sq ft of tuckpointing. 3. Capstone will be repaired on the Northwest Corner ii. Northside 1. Three sections on the concrete base need to be patched. Approx. 6 sq ft. 2. Approx. 10% tuckpointing. d. Metal Work - Overall building i. Remove and replace approx. 540 ln ft of gutter. ii. Install 9 Custom Collector boxes. iii. Remove and replace approx. 330' of 4" round downspouts. iv. Prep and paint existing wood fascia and soffit 1. Remove loose or rotten wood: Remove any rotten or loose wood & infill with matching dimensional lumber. 2. Fill in holes and cracks: Use wood filling product to fill in any holes or cracks. Sand the filler once it's dry. 3. Apply primer/ base coat, Tremco Solarguard: Apply a coat of primer, making sure to apply lightly (1gal per 100sqft) to avoid runs. Let the primer dry completely 4. Apply a second coat of Top coat, Tremco Solarguard : Apply a second coat at 1 gal per 100sqft and let it dry completely. v. 50 ln ft of wood facia replacement included with proposal. (Includes: removal, painting, and re-install of wood fascia) e. Windows i. Masonry - after removing existing windows, add brickwork to cover lower openings as pictured ii. Carpentry - install framing and drywall to cover lower sections that receive brick iii. Provide and install aluminum single hung window at the third floor and one window at the second floor with the very top window section to have MapeSpan panels while the rest of the glass will be insulated low-e glass. iv. Caulking of windows v. Aluminum panning and flashing as required for a weather tight finished system 2. Bristol Elementary - 20 Gray Ave. a. Masonry - Overall Building Scope of Work: i. 100% sealant replacement on all windows, doors, Sills, vents, control joints, and sidewalk to building. ii. All masonry surfaces to be BIO cleaned and treated with Tremco Hydroshed premix siloxane sealant. iii. Exposed masonry panels (2) rear and (3) side dormers to be removed, framed, and infilled with metal wall panels. b. Masonry - West side: i. Approx 5% tuckpointing. Mainly around the downspouts. ii. 50% tuckpointing where stone corners meet the brick. iii. Front step joints will be re-sealed. c. Masonry - North side: i. Approx. 5% tuckpointing. ii. Building/ground joint replaced. d. Masonry - East side: i. Approx 500 sq ft of tuckpointing. ii. Gas lines repainted to Safety Yellow. e. Masonry - South side: i. Approx 30% tuckpointing and 1000 sq ft of rear addition with 2 new M seal expansions. ii. Additional caulking for all concrete joints in stairwell to basement. f. Masonry - Chimneys: i. The rear chimney to be reduced to a height 5 courses above the roof level and have new metal cap installed. ii. Front two chimneys to be 100% pointed and caps sealed, from roof level up. g. Metal Work - Overall building i. Remove and replace approx. 504 ln ft of gutter. ii. Install 8 custom collector boxes. iii. Remove and replace approx. 300' of 4" round downspouts. iv. Prep and paint existing wood fascia and soffit 1. Remove loose or rotten wood: Remove any rotten or loose wood & infill with matching dimensional lumber. 2. Fill in holes and cracks: Use wood filling product to fill in any holes or cracks. Sand the filler once it's dry. 3. Apply primer/ base coat, Tremco Solarguard: Apply a coat of primer, making sure to apply lightly (1gal per 100sqft) to avoid runs. Let the primer dry completely 4. Apply a second coat of Top coat, Tremco Solarguard : Apply a second coat at 1 gal per 100sqft and let it dry completely. v. 50 ln ft of wood facia replacement included with proposal. (Includes: removal, painting, and re-install of wood fascia) 3. Clark Elementary - 9130 Big Bend Blvd. a. Metal Work - Overall building i. Remove and replace approx. 1,044 ln ft of gutter. ii. Remove and replace approx. 620' of 4" round downspouts. iii. Prep and paint existing wood fascia and soffit 1. Remove loose or rotten wood: Remove any rotten or loose wood & infill with matching dimensional lumber. 2. Fill in holes and cracks: Use wood filling product to fill in any holes or cracks. Sand the filler once it's dry. 3. Apply primer/ base coat, Tremco Solarguard: Apply a coat of primer, making sure to apply lightly (1gal per 100sqft) to avoid runs. Let the primer dry completely 4. Apply a second coat of Top coat, Tremco Solarguard : Apply a second coat at 1 gal per 100sqft and let it dry completely. iv. 100 ln ft of wood facia replacement included with proposal. (Includes: removal, painting, and re-install of wood fascia) 4. Edgar Road Elementary - a. Metal Work - Overall building i. Remove and replace approx. 564 ln ft of gutter. ii. Remove and replace approx. 160' of 4" round downspouts. iii. Prep and paint existing wood fascia and soffit 1. Remove loose or rotten wood: Remove any rotten or loose wood & infill with matching dimensional lumber. 2. Fill in holes and cracks: Use wood filling product to fill in any holes or cracks. Sand the filler once it's dry. 3. Apply primer/ base coat, Tremco Solarguard: Apply a coat of primer, making sure to apply lightly (1gal per 100sqft) to avoid runs. Let the primer dry completely 4. Apply a second coat of Top coat, Tremco Solarguard : Apply a second coat at 1 gal per 100sqft and let it dry completely. iv. 50 ln ft of wood facia replacement included with proposal. (Includes: removal, painting, and re-install of wood fascia) 5. Hudson Elementary - 9825 Hudson Ave. a. Masonry - Overall Building Scope of Work: i. 100% sealant replacement on all windows, doors, Sills, vents, control joints, and Capstones at roof level. ii. All masonry surfaces to be BIO cleaned and treated with Tremco Hydroshed premix siloxane sealant. iii. Harvest 250 brick from stack demo for repairs and extras. b. Masonry - Roof/ level : i. Install metal coping caps over stone copings to match other sections. Reduce chimney to three (3) courses above flashing and install a 22ga. Stainless steel cap. ii. Coat 2 metal roofs with SolarGard 6083 c. Masonry - North Elevation: i. 10% tuckpointing on Brick masonry. ii. 15 brick replacements. iii. Tooth in 1 louver. iv. Install clad trim on lower level window. v. Two new metal panels over windows on NW corner. vi. New downspout in copper gutter d. Masonry - East Elevation: i. 15% tuckpointing ii. 50 brick replacements. iii. Support, prep, and rebuild left corner of window totaling 30 bricks. iv. Install new glass block on ground level stairs and window. v. Patch and prep East stairs for Tremco traffic coating, install new handrail anchors and paint. e. Masonry - South Elevation: i. Tuckpointing / apply sealant 100% stone to stone and stone to brick at the entrance. ii. Tuckpointing / apply sealant100% on 4" tall stone, cornice, head joints, and bed joints. iii. Tuckpoint 10% on all brick masonry, replace approx. 75 bricks at corner of Main Entrance. iv. Install 2 metal panels above doors. v. Southwest overhang to be prepped and painted with SolarGard. f. Masonry - West Elevation: i. 10% tuckpointing on masonry plus 5 brick replacements. ii. Prep and paint 4 wall louvers. iii. Install 4" concrete bollards in Safety Yellow to protect the building from dumpster. 6. Webster Groves High School (WGHS) - 100 Selma Ave. a. Masonry i. Overall Building Scope of Work: 1. 100% sealant replacement on all windows, doors, Sills, vents, control joints, sidewalk to building, exposed aggregate panels, and slate panels. 2. All masonry surfaces to be BIO cleaned and treated with Tremco Hydroshed premix siloxane sealant. ii. Roof/ level / Elevation: 1. Includes all parapet walls 100% which face in towards the roof. There are two columns that need to be rebuilt, patched, or replaced with interior existing stock. 2. Sealant replacement on 100% skyward facing stone caps and stone to stone transitions and all brick to stone transitions, except on the North side. The North side already has lead installed. 3. Sealant replacement on 100% control joints in the EIFS section. 4. EIFS section to be repaired with 2 coats of SolarGard. 5. 5-10% tuckpointing, mostly at the top 6 feet. iii. Gabled roof section: 1. 10% tuckpointing 2. 100% sealant replacement around vent and wall protrusions. 3. 20 brick replacements iv. North Elevation: 1. 100% caulking on windows, sills, control joints, sidewalk to building, and all stone cornice where lead is not present. v. South Elevation: 1. Curved wall and large planter walls receive 10% tuckpointing. 2. 15 bricks replaced 3. 100% sealant replacement on caps, building to sidewalk, and steps to wall. vi. West Elevation: 1. Tuckpoint 10% mostly at the parapet wall, including 25 brick replacement. 2. 100% tuckpointing at Sr. entrance Door 1, add 150 brick replacement in this area, restore steps and flat concrete panels w Tremco 350/351 coating. 3. 100% stone to stone joints at main entry way. 4. 100% tuckpointing at stone to brick transitions at corners where the stone makes up the corner. 5. Stone patching at six (6) locations. vii. East Elevation: 1. Tuckpoint 10% mostly on parapet wall. 2. One column between window heads will need a small rebuild of approx. 20 brick, 2 feet wide by 1 foot tall and installation of through wall flashing. viii. South end of East elevation: 1. Tuckpointing approx. 10% 2. Three (3) ground level windows will get through wall flashings and lintel replacement. 3. The top corner of brick masonry connected to the fenced in freezer area, will get a 100 brick rebuild at corner.
