Renovation of a multi-residential development in Columbia, Maryland. Completed plans call for the renovation of a multi-residential development.
INTRODUCTION The Howard County Housing Commission (the "Commission") is the owner of the 135-unit apartment complex known as Beech's Farm, 7260 Eden Brook Drive, Columbia, MD 21046 (the "Property"). The Commission seeks to contract with a qualified, licensed, and experienced general contractor (the "Contractor") to execute a major renovation of the Property. The Project, which is more particularly described in this RFP, will include without limitation: replacement of roofs, replacement of siding, replacement of decks and patios, demo of carports, restoration of stairwells, and replacement of wood burning fireplaces with electric models. CONTRACT PERIOD The overall contract period shall be for twelve (12) months with extension options at the sole discretion of the Commission through the end of the Project. Payment and Performance Bonds. If the awarded contract amount is at least $50,000 but does not exceed $100,000 the Contractor shall provide payment and performance bonds equal to 50% of the awarded contract amount. If the awarded contract amount exceeds $100,000, the Contractor shall provide payment and performance bonds equal to 100% of the awarded contract amount.
