Site work for a multi-residential development in Lake Elsinore, California. Completed plans call for site work for a multi-residential development.
The contractor will furnish a proposal and price for all materials, labor and equipment to complete the job and deliver the scope of work for the building concrete and framing to include the roof decking. The contractor must familiarize himself with the site, all details of the work required, and existing conditions. The contractor must be a going entity for at least 3 years, and produce a valid certificate of liability insurance, labor and material and performance bonds which must be on hand before work begins. The Contractor shall perform on the site, and with its own organization, work equivalent to at least 80% (eighty) percent of the total amount of work to be performed under the contract. This percentage may be reduced by a supplemental agreement to this contract if, during performing the work, the Contractor requests a reduction, and the City determines that the reduction would be to the advantage of the City. All work will be permitted and inspected through the City of Lake Elsinore Building Department. General Requirements: o Mobilization & Demobilization Including Construction Schedules o (Not To Exceed 3% of Total Bid) o Labor Material and Performance Bonds o Concrete, Footing, Grade Beams & Slab o Steel Rebar o Wood Framing o Safety Netting (to remain in place) o Roof Decking o All Stairs o Backfill and Compact o Spoils Removal The City of Lake Elsinore is building a 16-unit senior housing apartment project totaling over 17,000 square feet. The project will include the construction of two main buildings (Building A and B) with a total of 16 apartment units on a .53-acre parcel of vacant land at the corner of North Riley Street and West Heald Avenue. This property is ideal for a senior housing project. The land is vacant and in close proximity to Main Street businesses make it ideal for the housing project.
