Renovation of an educational facility in La Grange, Kentucky. Completed plans call for the renovation of a educational facility.

The Oldham County Schools Board of Education will receive sealed bids for the furnishing of all labor, materials, supplies, tools, equipment, and services required for the performance of all work for the: Buckner High School and Oldham County High School Improvements *Marrillia Design & Construction request bids by January 13,2025@ 5PM. Question Deadline 01/07/2025 at 12:00 PM CT Submit written requests to the Architect for clarification of any part of the Contract Documents, for interpretation and correction of any ambiguity, inconsistencies, or errors therein. All interpretations and corrections will be included in the Addendum, issued by the Architect. The Bidder's written requests shall be forwarded to Matthew Harris, AIA, Studio Kremer Architects, 1231 S. Shelby Street, Louisville, KY 40203, 502.499.1100, or matt@studiokremer.com. Summary of Work: A. Demolition of existing structures in their entirety: o Areas to be demolished complete, including al foundations and associated footings, as shown on AD1.00: Buckner HS and Connector Corridor: Approximately 62,000 GSF - single story, brick and CMU structure. Field Equipment Building: Approximately 1900 GSF - single story, prefabricated metal structure o Construction adjacent to Existing Building (as referenced in the Structural Drawings): o Refer to Structural Demolition Plan B/S2.1D. o Refer to A/S2.1D and Sections on S3.5 for anticipated construction at Existing Connector/Dock Area. o Refer to C/S2.1D and J/S4.10 for new roof construction at Existing Building. o Refer to Roof Plan (A1.05) for SBS roofing patching work. o Note that we are connecting to the existing OCHS at the edge of the demolition area and including a new firewa l at this location. o On-site recycling wil be required. Refer to section 01 11 00. o Salvaged items are included. Refer to the Drawings and Specification Section 02 41 21. B. Asbestos Abatement Scope Description: o This wil be an extensive asbestos abatement project. Majority of floors and ceilings throughout the school are asbestos containing materials. Including the majority of windows and roofing materials. o This wil be high profile project in this community, so we expect a l asbestos abatement operations to be carried out in fu l compliance with asbestos removal regulations. o Summary tables of the asbestos and other hazardous materials are located in the survey report found on pages 44-45 of the bid package. The abatement specification is also found in the bid package. o Selected abatement contactor wi l be responsible for al required abatement notifications on behalf of the owner including the NESHAP 10-day notification to the state. Matrix personnel wi l be onsite daily during the abatement project to verify removal quantities and to run background and final clearance air samples. o Prospective bidders are encouraged to walk the building after this meeting. Matrix wi l also be onsite during the open house inspection days of January 3 and January 10 at 9:30 am. C. Civil / Landscape Scope Description: o There are no specific stormwater quality measures required on this project. Stormwater quality wi l be addressed in the future in a separate downstream project. o Take note of the Geotechnical Report and specific requirements. Depending on what is found, there may be some excavation or lime stabilization to mitigate unsuitable soils. o The Contractor wi l need to coordinate with Oldham County Water for instalation of a combined water vault. There is no alowance for the work as OCS wi l pay for this directly. o Al storm structures under paved areas require subdrainage as shown and noted on plans. . Structural Scope Description: o Foundations (Unclassified Excavation per section 03 03 00): o Ground Level - Grade Beams and Dri led Piers, embedded 2'-0" into rock. Bid based on the lengths indicated in the Construction Documents. Adjustments for price based on Add / Deduct Unit Price. o Lower Level (Area B-Gymnasium) - Shalow Foundations bearing on competent rock. o Floor Construction: o 12" Holow-core Plank System with 4" Topping Slab bearing on Structural Masonry Bearing Wa ls or Structural Steel. Some areas have polished concrete, see Construction Documents. 20'x20' Mockup expected. o Slabs on Grade: o Some areas have polished concrete, see Construction Documents. 10'x10' Mockup expected. o Roof Construction: o Structural Metal Deck on Steel Joists or Structural Steel. (4) Structural Steel Trusses at Area B Mid / High Roof (at Gymnasium). o Structural Steel: o Instaler must participate in the AISC Quality Certification Program and be designated an AISC-Certified Certified Steel Erector (CSE). Instaler to submit a Sealed Erection Plan/Narrative for review. o Fabricator must participate in the AISC Quality Certification Program and be designated an AISC-Certified Standard for Steel Building Structures (STD) Plant. o Wal Construction: o 8" or 12" Masonry Bearing Wals. E. Architectural Scope Description: o Total of 92,000 SF of new construction consisting of lower-level gymnasium (30,436), ground-floor (44,870) and second-level classroom (17,089). o Exterior Finishes include: Brick Veneer, Limestone Veneer and Aluminum Composite Panels. o Roof: Single-ply, fuly-adhered TPA roofing. o Metal Roofing on playground shade structure and medium-voltage building (refer to A1.11). o Modified Built-Up Roofing (SBS) at the connection to the existing HS building. o Interior Floor Finishes include: Terrazzo Flooring, Polished Concrete, SVT Floor Tile, Decorative Epoxy Flooring and Carpet Tile. o Interior Wal Finishes include: Painted CMU and Concrete wals, Glazed CMU, and Ceramic Wal Tile. o Interior Ceiling Finishes include: Standard ACT, Moisture-Resistant ACT, FRP ACT, Metal Mesh Tiles and Wood Veneer Tiles. o Note that some of the areas that have Metal Mesh Tiles wi l have an acoustical back ACT tile (refer to Drawings for locations). F. MEP Scope Description: o Geothermal heating / cooling utilizing heat pumps, outdoor air unit and energy recovery ventilators. o Hot water provided through conventional tanked hot water heaters with hot water recirc throughout the building. o In-Ground Grease interceptor serving Concessions and Prep Kitchen. o Intercom wi l be standalone for BHS and Little Colonels with the Gym tied into the existing OCHS intercom system. o Fire alarm wi l be standalone from the existing high school. o Access Control / Cameras wil be tied into the existing OCHS system. o Specialized A/V equipment and lighting are provided in the Gym. o Commissioning with be outside of the Contract and Owner wi l be issuing an RFP for this work. G. GENERAL utility relocation items: refer to section 01 11 00. o General Contractor is responsible for locating al on-site utilities and is responsible for any damage during construction. If unexpected utilities are encountered, the General Contractor wi l need to contact the Architect so that found conditions can be located for the As-Built Survey. The location of new utilities wi l also need to be surveyed once complete and included in the Contractors As-Built Documentation. o Existing electrical and water are available for Contractor's use. o Any temporary extension of utilities or services required for the completion of the work under this contract sha l be borne by the contractor. o Contractor is responsible for providing temporary electrical generation for power not available at the site that is necessary for the Project at their expense. o Contractor shal furnish portable toilet facilities. No existing facilities within OCHS are available for use. o Temporary Field Offices: Refer to section 01 51 00 o In addition to the Contractor's Field Office, Contractor sha l also provide a 20-foot field office dedicated for the Owner's use. Including temporary power and conditioning, with (3) keys. Owner wil be responsible for providing internet access. o Al trailers are to be located at the Pre-Construction Meeting. H. CIVIL related utility relocation and replacement items: o The contractor wil need to verify al existing utilities prior to beginning construction and with enough lead time to mitigate any issues. o The contractor wi l be responsible for coordination of new utility instalation to be sure there are no conflicts between actual insta led depths (of data / electric for example) and other site utilities. o The contractor wil need to stake the new fiber and electric (medium voltage service after LG&E) for approval prior to trenching due to some potential holes in the survey information. I. J. MEP related utility relocation and replacement items: o Fiber must be re-routed without affecting school operation. o Generator to be removed and reinstaled. o Hydronics, fire alarm, electrical work needs to be coordinated with the demo of the existing corridor where it meets the cafeteria. Site work, road work and new playground: o General materials. o Asphalt, concrete, poured in place playground surfacing. o Site furnishing substitution requests should be made as part of the Bid process, must be equals. o Pavers (regular and pervious). o Artificial turf at Playground. o Historic mix concrete / regular concrete. K. Instalation of Owner Provided equipment: o Work by utility providers wi l be bi led directly to the Owner, but the General Contractor is required to schedule / coordinate utility work as it relates to the overa l Project Schedule. These utilities include: o Oldham County Water: Bi led directly to OCS - Coordinated by Contractor. o LG&E: Bi led directly to OCS - Coordinated by Contractor. o Section 11 40 00 | Food Service Equipment o Section 11 66 23 | Gymnasium Equipment o Section 11 66 43 | Indoor Video Boards o Section 12 66 00 | Telescoping Bleachers L. Coordination of Owner Provided / Owner Instaled furnishings. o Technology, Furniture and Weight Room Equipment / Flooring. o Coordinate new construction tolerances as required for third party instalation of furniture finishes and equipment. o Complete punchlist and final completion work to alow the delivery, assembly, and insta lation of a l furnishings in sequence with the Owner's schedule. o Maintain protection of al new work until furnishings insta lation is complete. o Coordinate furniture, finishes and equipment delivery, unloading and staging as required by the Owner. M. Special Inspections: o As described in the structural documents, Special Inspections are required by Chapter 17 of KBC. Items requiring inspection / observation include: o Steel Construction o Structural Anchors o Concrete Construction o Masonry Construction o Soils o Cast-in-Place Deep Foundations Construction. o The Owner wil employ and pay for testing and inspection services listed in section 01 40 00. o If a reinspection is required for failure to comply with Construction Documents or Quality Assurance guidelines, the General Contractor may back charged for the inspector time and travel back to the site. Invoicing to the Owner wi l need to be identified as a reinspection that would be subject to this situation. o The District has issued an RFP for the Special Inspections work. o The contracted Special Inspection Company wil be identified by the time the final Addendum is issued. N. ALTERNATES include: NO.1: Roof Mounted Photovoltaics: o Photovoltaic System on the roofs tied into the BHS service.
