Site work and new construction of a mixed-use development in Montreal, Quebec. Conceptual plans call for the construction of a multi-residential development; for site work for a multi-residential development; educational facility; educational facility; hospitality development; hospitality development; retail development; and retail development.
Development of Place Versailles in Montreal. The project involves the demolition of the current buildings, construction, transformation and occupation of buildings for primarily residential and commercial purposes with a height of up to 25 floors, development of outdoor spaces. The developer's objective is to develop a new neighborhood with 5,805 diverse housing units including 979 social housing units, 39 affordable housing units, rental and co-ownership units, and residences for the elderly. Estimated at $2.2 billion, the project will also include offices, a hotel, three public parks, including a multi-purpose public square, and an elementary school. The three parks will represent a total area of 14,855 square meters, constituting 10% of the entire site. The site transformation will be carried out without compromising the shopping center current commercial activities. Renovation and enhancement work will also be undertaken on the existing retail offering. It is expected that the initial project phase will focus on redeveloping a parking lot in the northeast section, which the developer says will eliminate a significant heat island effect, and include a central park of 5,716 m2, 2,528 residential units, including 304 social housing units in two buildings and a seniors' residence, along with 3,430 m2 of retail space. TIMELINE: The project is preliminary. The development of the first project phase relating to the transformation of the shopping centre and other facilities in Montreal east end is expected to begin in late 2026. Project scope, value and timelines of development are not finalized as the implementation of the project involves the adoption of two regulations to authorize foreseen exemptions. Further update in late 2026/early 2027.
