This Request for Qualifications issued by the Facilities Management and Planning Department at the University of Toronto Mississauga on behalf of The Governing Council of the University of Toronto is a call to prospective General Contractors to submit qualifications for Building Envelope Restoration for CCIT. CCIT is a 5-storey building with a 4-level underground parking lot. This building has experienced issues with water infiltration at various locations for more than 10+ years with some that were repaired over recent years. However, there are still currently more than thirteen (13) active leak locations throughout the building to date. The majority of these leaks occur at the building perimeter. UTM has engaged an Architect/Building Envelope Consultant to conduct an in-depth destructive investigations and testing to develop a multi-phase & multi-year remediation strategy. This scope of work includes but not limited to the replacement of curtain wall, glazing, roofing, metal panel, insulation, skylights, soffits, flashings and waterproofing to remediate the water infiltration and air leakage at the façade, bump-outs and roofs. The remediation work will be over a series of phases (multi-year) to ensure work can be performed seasonally. Replacement of the different building envelope systems will be done in a fully occupied building and operational campus; constructors will have to always be mindful of occupant's safety. The goal of the project would be to replace the failing building envelope systems and connection details to stop the infiltration of water and to minimize air leakage with the aim of building energy efficiency and greenhouse gas reduction. This will be achieved using modern and efficient materials along with proper transition details and high-quality construction. The glazing replacement will also incorporate bird friendly glazing. In general, phasing of the project would be as follows, bidders are to expand on the details based on experience and constructability. Phase 1 - Curtain wall glazing and details on the North Elevation (2025/2026) Phase 2 - Metal panels on the East and South Elevations (2026/2027) Phase 3 - Metal cladding, skylights, and roof work on the South and West Elevation (2027/2028) Official bid documents must be obtained from www.merx.com and bid submissions must be done through the Merx platform.
