The Hurley Administration Building is a historically significant facility located at the center of the University of North Texas (UNT) Denton campus. As the administrative hub of the university, it plays a critical role in supporting campus operations. Recent facility assessments identified multiple deferred maintenance issues requiring urgent attention to ensure building safety, code compliance, and operational efficiency. That external facility assessment was completed April of 2024 to identify options to provide the infrastructure required for an automatic fire sprinkler system including dedicated utility access for power and water, a fire pump room, and define the strategy to extend the sprinkler system throughout an architecturally significant campus building. Additional scope was identified in an in-house building assessment that was completed in 2019. This scope is primarily deferred maintenance for mechanical, electrical, plumbing systems. Critical deferred maintenance that will be addressed as part of this project includes: • Replace existing chilled & hot water piping • Replace Level 3 VAV boxes • Install controls for 3rd floor only, 2 AHUs and 17 VAVs • Replace existing sanitary, domestic water & storm drain piping in the crawl space • Replace existing power panels and branch wiring • Install new emergency diesel generator • Install fire sprinkler system with dedicated utility access and fire pump room • Replace existing elevator to meet ADA accessibility standards Questions concerning this proposal should only be directed to: Carrie Stoeckert –Construction Contract Expeditor III carrie.stoeckert@untsystem.edu.
