Site Address: 2400 W Shawnee St, Northeastern State University reserves the right to reject any or all bids or to waive any formalities or irregularities in any bid, and to accept the bid or bids which seem most advantageous to the Owner. All questions shall be furnished in writing to: Northeastern State University Attention: Christopher Gay Purchasing@nsuok.edu Purchasing Department 600 North Grand Avenue Tahlequah, OK 74464 Any RFI's must be submitted in writing 72 hours prior to the bid opening. Question Deadline 01/20/2025 Work Summaries The following Contract (Bid Group) Work Summaries describe the intended scope of work to be included in the Bid Package. The bid shall include all the requirements of the plans with specifications unless specifically indicated otherwise in this summary. This includes all layout and daily clean up involved with the work. It is the bidder's responsibility to review bidding requirements and forms to insure a complete, safe, and coordinated execution of the Work Package being quoted. Additionally, bidders shall include in their pricing applicable portions of related specification sections normally associated with the work to be done whether specifically indicated by this Contract Work Summary or not. Should any bidder be unclear as to the scope of work required, he is instructed to contact the Owner for resolution prior to bidding. In the absence of written instruction to the contrary, in matters of specification and/or scope of interpretation, bidders shall include the more costly and complete of the possible interpretations. Awarding of Contracts will be based on the best qualified bid. CONTRACT: General Construction Work including but not limited to the following: 1) Drawings and Specifications as identified in Contract Attachment "B." 2) Contractor responsible to field verify all measurements necessary for work to be completed. 3) Contractor shall remove existing boiler and disconnect from gas piping. 4) Contractor shall remove existing combustion air and flue associated with existing boiler. 5) Contractor shall plumb, commission, and startup 3 Navien NFB-399C Condensing Boilers in accordance to manufacturer's specifications. 6) Navien Boilers and mounting system are to be OPCI. 7) Contractor shall plumb in 3 TACO recirculating pumps, one per Navien Boiler. 8) TACO recirculating pumps are to be OPCI. 9) Hydronic Piping shall be copper piping rated for heating applications, per the manufacturers specifications. 10) Contractor shall route drain to new condensate neutralizer and then to nearest floor drain. 11) Contractor shall ensure floor drain is clear/open prior to landing boiler condensate. 12) Contractor shall connect existing gas to new Navien boilers per manufacturer's specifications. 13) All gas connections shall be hard piped to boilers with sediment trap, per industry standards. 14) Contractor shall provide and route new 6" PVC piping to roof through existing flue penetration from Navien Boilers for new combustion air per manufacturer's requirements. 15) Contractor shall terminate in manufacturer approved manner at roof and seal water tight. 16) Contractor shall provide and route new 6" Polypropylene piping to roof through existing flue penetration from Navien Boilers for new exhaust flue per manufacturer's requirements. 17) Contractor shall terminate in manufacturer approved manner at roof and seal water tight. 18) Contractor responsible for insulating all new hydronic piping with minimum 1" fiberglass insulation. 19) Contractor responsible to verify existing circuits and electrical loads. 20) Contractor shall install a lockable disconnect for each boiler. 21) Contractor shall provide dedicated circuit breakers per boiler. 22) New circuit breakers in existing panels shall match existing circuit breakers manufacturer and AIC rating. 23) Contractor shall update all panel directories for accuracy. 24) Contractor shall integrate new Navien Boilers into the existing Automated Logic Bacnet-Based Building Automation System. 25) Navien Modbus/Bacnet Gateway are to be OPCI. 26) NSU is a "Tobacco Free" campus; Contractor will be expected to abide by NSU policy and will be held accountable for all Subcontractors on site. 27) Contractor shall be responsible for coordination of all necessary local, state and federal, pre, during and post compliance inspections. Contractor shall provide NSU with documentation of compliance at completion of work. 28) Contractor to be responsible for all permits and fees associated with this scope of work. 29) Work may be halted and resumed at any given time according to NSU's needs. 30) Contractor shall be responsible for mobilization and staging locations to minimize daily operations of the university. 31) Utility terminations shall be in accordance with the governing utility procedures and regulations. NSU will be given a minimum of 24 hours' notice prior to any utility outages/shut-offs. 32) Contractor shall be responsible for coordinating any and all utility locations for the project. 33) Contractor is responsible for furnishing, receiving, protecting and installing specified materials per the construction documents. 34) Contractor is responsible for all field verifications of dimensions and conditions. 35) Contractor is to ensure that construction trash and demolished debris is gathered and disposed of daily in contractor provided trash receptacle. 36) Contractor is responsible for daily clean-up and equipment storage. NSU is not responsible for damaged or stolen property and/or equipment. 37) Contractor shall be responsible for abiding OSHA and NSU safety regulations. 38) Contractor shall be responsible for protection of existing equipment and materials that are not called out to be demolished or repaired. 39) Any discrepancy between the plans/specifications and actual field conditions must be submitted in writing to the owner a minimum of 48 hours prior to the bid closing date. 40) Contractor shall be responsible for demolition, removal, loading and haul off of all materials, scraps and debris. 41) Contractor shall be responsible for repairing rutted or furrowed greenspace, by means of fill dirt and sod, as deemed necessary by the owner. 42) Contractor shall be responsible for any broken or crushed concrete sidewalks, curbs, decks, walls or other cementitious materials. 43) Contractor shall not interfere with building exits or egress paths of any occupied buildings. 44) Contractor shall maintain a site supervisor at all times when the contractor has a presence on campus. 45) Contractor shall be responsible for Final Cleaning. This will be to the Owner's discretion. 46) Contractor shall be responsible for and acknowledge all plans, specifications, and details as shown in all bidding documents. 47) Contractor shall provide Owner training for operations and maintenance of new equipment and systems. 48) Contractor shall supply accurate "red-line" drawing to Owner prior to final payment. Exclusions: 1) Sales Tax. ***Bid Event: The bid shall be enclosed in a sealed envelope plainly marked and addressed as follows: The name and address of the bidder shall appear in the upper left-hand corner of the envelope. The lower left-hand corner of the envelope shall be marked: BID PACKAGE: #B25-11- NSU Muskogee Admin Boiler Replacement.
