The Atlanta Independent School System (hereinafter, Atlanta Public Schools or APS) seeks a Construction Manager to complete the Metropolitan Pkwy Building and A.D Williams ES Demolition Bundle. The Atlanta Independent School System aka Atlanta Public Schools (APS) is seeking a Construction Manager to complete the following scope of work. Phase 1 - demolish existing buildings, including foundations and utilities (at 1701/1707 Metropolitan Parkway), Phase 2 - redevelop the area in the location where buildings have been removed and convert into an extension of adjacent school bus parking depot (at 1701/1707 Metropolitan Parkway), Phase 3 demolish existing A.D. Williams ES buildings, including foundations and utilities (at 1065 Wilkes Circle). The successful Construction Manager will be expected to provide all the services included in the standard APS Construction Management at Risk Agreement for building improvements at the following locations: Metropolitan Parkway Building 1701/1707 Metropolitan Parkway Atlanta, Georgia 30315 A.D. Williams Elementary School 1065 Wilkes Circle, NW, Atlanta, Georgia 30318 The initial contract will be a lump sum contract for the provision of pre-construction services. The lump sum fee for the pre-construction services is set out in the Fee Sheet attached in online. The construction management percentage for general conditions and the percentage of fees for the construction phase will also be included in the initial contract. During the pre-construction services stage,the Construction Manager shall submit a Guaranteed Maximum Price (GMP)to APS forthe Project in its entirety, and/or for phases or portions of the Project. If a GMP is accepted by APS, the contract shall be amended to add and incorporate the GMP into the contract (each a "GMP Amendment").
