Humble Independent School District (Humble ISD) is seeking a qualified Construction Manager-at-Risk through a One-Step process for an upcoming Ross Sterling Middle School Replacement project. The selected Construction Manager (CM) is to assist the District and their Architect, consultants and other professionals with pre-construction services, cost estimates, scheduling and selecting of building systems to build the project thereafter as a Construction Manager-at-Risk. In addition to providing pre-construction services to the Owner during the design period, the Construction Manager will assume financial responsibility for the construction of the Project and provide a Guaranteed Maximum Price proposal to the Owner. All savings on the project will be returned to the Owner at the conclusion of the project. Performance and Payment Bonds for 100% of the total project budget will be required, as required by Chapter 2253 of the Texas Government Code The project includes the replacement of the existing Ross Sterling Middle School, with the new school to be located at Rustic Timbers, 77338 Humble, Texas, constructing a new middle school building on this new site. Ross Sterling Middle School will be situated on approximately 9.7 acres at the address stated above, which is located south of the recently completed Lakeland Elementary school campus. The Project will be three stories with double-height elements and of approximately 208,000sqf, designed to meet a capacity of approximately 1,250 students. The Project will include administration classroom spaces, science and CTE lab spaces, as well as performing arts spaces, dining, and athletic facilities. The Project site will allow for athletic fields, including track, football and soccer, and other athletic programs. The demolition of the existing Ross Sterling Middle School is not part of the Architect's scope of services. The estimated cost of all construction is Seventy-Four Million Dollars ($74M) with an expected construction start date of September 2025 and substantial completion date of June 2027.
