Remodeling of a municipal facility in Hermann, Missouri. Completed plans call for the remodel of a 9,000-square-foot, one-story above grade municipal facility.

A. The Work of Project is defined by the Contract Documents and consists of the following 1. The Scope of Work includes the remodel of the existing Health Department; including both interior and exterior work, and other incidental items and work described in the Project Manual, or reasonably inferable therefrom. B. Type of Contract: 1. Project will be constructed under a single prime contract. The Scope of Work includes the renovation of the existing Gasconade County Health Department which includes demolition work, minor site work, new office areas, new storefront, all new mechanical and electrical, plumbing work, new finishes and other incidental items and work described in the Project Manual, or reasonably inferable therefrom. A bid security in the amount of five percent (5%) of the bid amount must accompany each bid, in accordance with the Instructions to Bidders. The Gasconade County Health Department anticipates issuing a notice to proceed in February 2025. The Scope of Work consists of a two-floor existing building renovation. The floors are approximately 3,200 sf each. The upper level consists of partial demo of the walls, complete removal of the existing ceilings, casework, finishes, etc. and replacement with new. The lower level consists of partial demo of the walls, nearly complete removal of the existing ceiling, casework, finishes, etc. and replacement with new. Both floors consist of complete removal and replacement of the mechanical and electrical systems, storefront, as well as all new plumbing fixtures and mainly new plumbing lines. The exterior work consists of removal and replacement of existing EPDM roof, some brick repair work, and install of new louvers for mechanical exhausting. The Contractor, acting as an independent contractor, shall faithfully and fully perform the Work described in, and shall do everything required by, the Contract Documents or reasonably inferable therefrom, for the complete construction of the project. The Contractor represents and warrants that he has special skills which qualify him to perform the Work in accordance with the Contract and that he is free to perform all such Work and is not a party to any other agreement, written or oral, the performance of which would prevent or interfere with the performance, in whole or in part, of the Work. Question Deadline 01/30/2025 Bidders may request clarification or interpretation of the Bidding Documents by making a written request which shall reach the Owner at least seven (7) days prior to the date for receipt of bids. 3.2.3 Any interpretation, correction or change of the Bidding Documents will be made by Addendum. Interpretations, corrections or changes of the Bidding Documents made in any other manner will not be binding on the Owner, and bidders shall not rely upon such interpretations, corrections and changes. *Addendum 2 has been issued.
