Site work and renovation of a clubhouse / community center in Lone Oak, Texas. Completed plans call for site work for a clubhouse / community center; and for the renovation of a clubhouse / community center.

These services are being solicited to assist the City in its project implementation to support infrastructure improvements in the downtown area of the City of Lone Oak. General Demo & Construction Tasks: 1. Inspect & identify any/all roof leaks including rivet heads & seal as needed. 2. Remove all ground floor sheet rock & insulation from walls. 3. Demo all kitchen & both bathroom vanities. ***Careful of the piping*** 4. Remove linoleum flooring from kitchen & both bathrooms. 5. Demo back door overhang and rear concrete pad and remove. 6. Seal entire wall base & spray foam 1’ closed insulation on all ground floor walls. 7. Spray 3.5’ open insulation on all ground level walls and above ceiling line in attic area. 8. Build interior walls per drawing provided. Insulate interior walls of rooms 1 & 7. 9. Build evidence room per regulatory specs provided on separate page/drawing. 10. Use secure metal doors as planned for the main entry and the inside door access. 11. Use cement board for ceiling panels to ensure no one can breach the room from above. 12. Cut & secure vent from evidence room, up through attic through side wall. 13. Add kitchen cabinet base left of the evidence room w/sink in the middle. 14. Build inner office/partition walls in desk area walls per drawing provided. 15. Build front entrance mantrap per drawing and dimensions provided in drawing. 16. Build an 18’ x 4’ cabinet base on the right of each toilet strong enough to hold a grip bar. 17. Build 20’ x 28’ rear door overhang/lean-to per drawing provided, including concrete pad. 18. Secure rear overhang for strength and ensure proper water management, eliminating leaks. 19. Replace rear door with secure metal door. 20. Remove all trash from work site both during demo/renovation and at the end of the project. Remediation Team Tasks: 1. Identify & remove all areas of mold on ground level and in the attic space. 2. Identify & remove any ceiling sheet rock impacted by mold. 3. Spray and eradicate any remnants of mold in the building. HVAC System Tasks: 1. Test and asses current HVAC system functionality & reliability. 2. Remediate any issues to ensure operability and functionality. 3. Identify any moisture concerns inside ducts & around vents. 4. Move current condenser unit from side of building to rear NW corner of building, including pad. 5. Cut in & add two vents. One in room #1 and one in room #7 per drawing provided. Electrical System Tasks: 1. Add outlets per drawing provided. 2. Add special lighting to evidence room per regulatory standards. 3. Add lighting in meeting areas and office space per drawing provided. 4. Alter existing lighting ballasts to accommodate wall construction and floorplan. 5. Add outdoor power outlets per drawing/direction. 6. Add four (4) side/corner spotlights per drawing provided. 7. Add exit signs, fire alarm system and frog-eye lights per building code. Site walkthroughs will be scheduled in the order the proposals are received. The City reserves the right to negotiate with any and all individuals or firms that submit proposals, as per the Texas Professional Services Procurement Act and the Uniform Grant and Contract Management Standards. Section 3 Residents and Business Concerns, Minority Business Enterprises, Small Business Enterprises and Women Business Enterprises are encouraged to submit proposals.
