Beltrami County Court Annex Roofing Replacement - REBID -619 Beltrami Ave NW Bemidji, MN 56601 All bids must be prepared on the form provided by the Architect and submitted in accordance with this Request for Bids and Instructions to Bidders (Section 002100). A Bid Security is not required for this project. Performance and Payment Bonds are required and shall be included in the bid. Work of the Project includes removal of existing gravel stops, wall caps, ballast, existing EPDM and all existing insulation to gypsum panel structural roof decking; new construction shall include approved preparation of roof decking for installation of fully adhered 60-mil single-ply EPDM over adhered polyiso insulation, over HD polyiso cover board, prefinished metal wall caps, gravel stops, flashings and accessories needed for entire project completion, including 20-yr total system warranty. Base bid includes 10,680 SF roof area as indicated in bidding documents. The right is reserved to reject any or all bids or part of bids and to waive informalities therein, and to award the contract to other than the lowest bidder if in their discretion the interests of the Owner will be best served thereby. The owner may award based on what they determine is the best value for the County. Base Bid Work of the Project includes: 1. Roof replacement of Court Annex building, approximate area of roof replacement is 10,650 square feet. 2. It is believed that the existing 1973 roof construction was a built-up asphalt roof. In 1984 the roof top mechanical air-handling equipment was replaced and at that time, a ballasted EPDM single membrane was installed over the original roof. The owner performed a sample test hole and the roof system as currently in place is a ballasted 0.45 mil EPDM over 2 1/2" thick asphalt mopped fiber board over 2" thick 2-hr fire-resistant gypsum panels over steel bar joists. 3. Proposed new roofing to be adhered 60 mil EPDM over new adhered polyisocyanurate insulation, over new adhered HD polyisocyanurate cover board, over adhered existing gypsum panel roof decking. 4. Demolition to include removal of existing gravel stops, wall caps, ballast, existing EPDM and all existing insulation to gypsum panel structural roof decking. 5. New construction shall include approved preparation of roof decking for installation of fully adhered 60-mil single-ply EPDM over adhered polyisocyanurate insulation, over HD polyiso cover board, prefinished metal wall caps, gravel stops, flashings and accessories needed for entire project completion, including removal and reinstallation of roof curbs, exhaust fans, and other equipment as required. A 20-yr total system warranty shall be provided. 6. Owner shall provide required mechanical and electrical work as required for removal and reinstallation of electrically powered or ducted roof equipment that are required to be removed and reinstalled to perform the roofing work. Substantial Completion September 1, 2025. Final Completion Two weeks thereafter.
