Description of Project: The City of Charleston is requesting qualifications for Construction Manager at Risk (CMAR) services from contractors that are familiar with insulated precast construction for the new WL Stephens Aquatic Center and Forest Park Playground renovations located in West Ashley. Contractors shall have experience with CMAR process. Interested firms shall have expertise in pre-construction and construction of municipal/ institutional facilities with an emphasis on recreational and aquatic facilities. The project scope may include the permitting and construction of a +-20,000-30,000sf pool center with 25m swimming pool, locker rooms, fitness rooms, multi-purpose spaces, kitchen, meeting rooms, and offices. Additional site amenities may also include the evaluation of possible sport courts, inclusive playground, inclusive accessible ballfields, aquatic features, and green space for Recreation programming. Scope includes all required site work. The most qualified firm as determined by the selection committee may negotiate the scope of services. Upon the successful negotiation of a fee and contract with the City, the selected contractor shall begin on the scope of services mentioned below. The scope of services will be conducted in coordination with an existing project team (under a separate contract). Description of Scope of Services Anticipated for Project: In coordination with Owner/Architect, professional services may include cost estimating, scheduling, planning and coordination of the subcontractor/vendor solicitation and pre-qualification, projection of construction cost and cash flows, etc. Interested firms or teams should have advanced knowledge of construction cost estimation and proven experience in the complete development of fire stations.
