Site work, paving and renovation of a mixed-use development in Pella, Iowa. Completed plans call for the renovation of a municipal facility; for site work for a sidewalk / parking lot; municipal facility; and for paving for a sidewalk / parking lot.

The work to be done is generally located at 215 Main Street, Pella, Iowa and is as follows: Base Bid Work Remove and replace existing landscaping and landscaping materials as indicated on drawings. Remove and replace fence screening and concrete slab as identified on drawings. Building Envelope: Remove and replace roofing membrane, roofing shingles, and flashing metal; removal of existing EIFS on dormers and replace with composite siding; remove and replace all windows and exterior doors; and repaint existing soffit, soffit brackets, and underside of roof overhangs. Clean all existing brick masonry and apply sealer. Building Interior: a. Basement -. Replace gypsum board at floor level and ceiling patches, texture walls, repaint existing walls, and update elevator. b. Main Floor - Make modifications to existing entry/reception area, office areas, kitchenette, and toilet rooms as indicated on drawings. Patch and refinish walls and ceilings, replace flooring, replace lighting fixtures, and mechanical / electrical / plumbing work as indicated on drawings. c. Second Floor - Make modificationsto existing toilet rooms, and new employee breakroom as indicated on drawings. Patch and refinish walls and ceilings, replace flooring, replace lighting fixtures, and mechanical / electrical / plumbing work as indicated on drawings. Alternate Bid #1 Work 1. Fiberglass windowsin lieu of vinyl windows. Alternate Bid #2 Work 1. Add flooring material to Second Floor over wood sub-flooring. Alternate Bid #3 Work 1. Add stamped brick pattern and stain to new sidewalks. Work on the improvement shall be commenced immediately upon approval of the contract and issuance of a Notice to Proceed. The contract shall be fully completed and ready for final payment within 210 calendar days from written Notice to Proceed. It is anticipated that the Notice to Proceed will be issued within 30 days of the contract award. Each bidder shall accompany its bid with bid security as security that the successful bidder will enter into a contract for the work bid upon and will furnish after the award of contract a corporate surety bond, in form acceptable to the City, for the faithful performance of the contract, in an amount equal to one hundred percent of the amount of the contract. The bidder's security shall be in the amount fixed in the Instruction to Bidders and shall be in the form of a cashier's check or a certified check, drawn on a FDIC insured bank in Iowa or on a FDIC insured bank chartered under the laws of the United States; or a certified share draft drawn on a credit union in Iowa or chartered under the laws of the United States; or a bid bond on the form provided in the contract documents with corporate surety satisfactory to the City. The bid shall contain no condition except as provided in the section. Liquidated damages in the amount of Five Hundred Dollars ($500.00) per calendar day will be assessed for each day that the work shall remain uncompleted after the end of the contract period with due allowance for extension of contract period due to conditions beyond the control of the Contractor. Successful Bidder will be required to furnish a Performance, Payment and Maintenance Bond acceptable to the City of Pella on the form provided in the specifications in amounts equal to one hundred percent (100%) of the contract price. The City of Pella hereby reserves the right to reject any or all bids, and to waive informalities and irregularities. Only one contract will be awarded for the project
