Butler Warehouse East Wall Repair/Improvement The 2242 Butler Street Warehouse is used in support of ongoing maintenance for PHHS facilities. Over time at some of the in-place concrete exterior wall panels, the following defects have developed: o Outward-bowing by up to 3-inches from the foundation face o Horizontal cracking and face material delamination near the base of the panel Question Deadline 02/24/2025 at 10:00 AM CT A. PROJECT APPROACH, PROCUREMENT, SCHEDULE, and COST Project Approach and Procurement: The scope of work, as shown in Exhibit A, for this design professional services project is to deliver comprehensive design and documentation for the urgent repair and renovation of the severely damaged southeast wall. This effort is critical to extending the building’s lifespan for its intended use. The design professionals and their consultants must, following review of the accompanying analysis of the southeast wall, identify which sections can be immediately repaired or renovated to restore stability and prevent further deterioration. The design professional is encouraged to incorporate consultants into their scope of work, including structural engineers, building envelope specialists, and material testing experts. Repairs should compliment the existing construction standards and infrastructure of the warehouse, while fully complying with all applicable building codes and standards. ReStl’s documents detailing the existing conditions of the warehouse is included with this RFQ as Exhibit B. An asbestos containing materials survey and report, and an abatement procedure, if applicable, will be provided by Parkland. If found, an abatement of ACM will be part of this project scope of work. Should a building permit be necessary, it must be stated as a requirement for the contractor in the construction documents. Sealed and signed documentation prepared by the design professionals will be essential for obtaining the permit and for the competitive bidding process. The project will be publicly bid. The design professional services will also include cost estimating by a qualified cost estimator. The design professionals are expected to apply their expertise to ensure adherence to the established budget. Prepare design options and alternates that demonstrate cost ranges of 20% below and 20% above the established budget.
