Question Acceptance Deadline - 2025/03/25 03:00:00 PM EDT The Agency for Co-operative Housing is soliciting proposals from building consultants and/or building inspectors to conduct property inspections of various housing co-operatives located throughout British Columbia, Alberta, Ontario and Prince Edward Island for the next three years. The Agency's housing co-operatives are inspected on a three-year cycle, and the Agency anticipates inspecting approximately one hundred and seventy (170) housing co-operatives each year, for the next three years. Upon awarding the contract(s) to the successful bidder(s), the Agency will notify all housing co-ops in advance of their upcoming inspection and announce the name of the inspection firm(s). The successful bidder(s) shall then carry out the following procedures with respect to the planning, scheduling and completion of the inspections: QC personnel (as designated by the bidder) will assign co-op housing inspections to inspector(s) through the Agency's on-line Property Inspection Module (PIM). The inspector(s) will be required to contact all his/her assigned housing co-ops within the following six weeks to schedule a tentative inspection date (all contact information is provided in the PIM). When scheduling the inspections, the inspector shall consider the Agency's inspection priority list. The inspector(s) will be required to confirm the inspection date with the co-op contact person one week prior to the tentative date. Both the tentative and confirmed inspection dates will be entered in the PIM by the inspector. Note: The majority of the inspections will take place during normal business hours; Monday to Fridays from 9:00am to 5:00pm. Some inspections may need to be performed outside of normal business hours due to the housing co-op's management structure (part-time management or managed by volunteers). This factor must be taken into consideration when preparing the proposal. The inspector(s) shall, in a professional manner, fully cooperate with the housing co-op representative/contact person regarding the scheduling process. Prior to the inspection, the inspector(s) will review the co-op's on-line Pre-Inspection Questionnaire (completed by the co-op) to obtain a better understanding of the housing co-op's recently completed and upcoming capital projects, maintenance issues, and other relevant information. Official bid documents must be obtained from www.merx.com and bid submissions must be done through the Merx platform.
