Renovation of an educational facility in San Diego, California. Completed plans call for the renovation of a 17,100-square-foot educational facility.
Description of Work: Located in the center of West Campus, the Pines and Roots dining facility renovation project is within the Stewart Commons building in the Muir College community. The split-level, two-story building houses Roots on the first floor and Pines on the second. Constructed in 1970, the building is classified as historic and is located within the coastal zone. The renovation encompasses approximately 17,100 gross square feet (GSF). The renovation aims to enhance the campus dining experience by optimizing space for better functionality and efficiency, while increasing both indoor and outdoor seating to meet growing demand. This demand has risen since the construction of Sixth College and will further increase this Fall with the completion of the Ridge Walk North Living and Learning Neighborhood, adding 2,400 undergraduate students. Pines (2nd Floor): . Full interior renovation, including back-of-house spaces, administration offices, five cooking platforms and one coffee station. . Install new kitchen equipment. . Incorporate upgraded mechanical systems and other necessary infrastructure improvements to support the cooking platforms. Roots (1st Floor): . Interior refresh: new paint, flooring, and light fixtures to brighten up the area. . Removal of select existing kitchen equipment to create space for a new pizza-focused menu and the installation of a pizza oven. Exterior Spaces: Expand and enhance outdoor dining areas on the east and west sides with new furniture, lawn games, and refreshed balcony and patio spaces to attract guests. . Improve site accessibility and flow by evaluating pedestrian circulation, adding entry/exit points, and creating a more welcoming arrival experience. . Upgrade exterior signage and wayfinding to increase visibility and strengthen connections from key approach points around the facility. Building Upgrades: Seismic upgrades throughout the building. . Roof replacement. Project duration is 342 calendar days (180 Preconstruction Days and 162 Construction Days). Bid Security in the amount of 10% of the Anticipated Contract Amount shall accompany each Bid. The surety issuing the Bid Bond shall be, on the Bid Deadline, an admitted surety insurer (as defined in California Code of Civil Procedure Section 995.120). QA date 20 Aug 2025
