Site work, paving and renovation of a mixed-use development in Decatur, Alabama. Completed plans call for the renovation of a residential development; for site work for a residential development; for paving for a residential development; sidewalk / parking lot; sidewalk / parking lot; sidewalk / parking lot; water / sewer project; and water / sewer project.
Although DHDC has attempted to identify all of the needs, the scope of work may or may not be all inclusive. Contractor will be responsible for providing all labor, tools, equipment, security, services, water, light, heat, power, transportation, and supervision necessary for the satisfactory performance for the Contractor Built Home. o Site work: Compaction testing. o Landscaping: All dirt from excavating of slab to be piled up on site to use at time of landscaping. DHDC will provide plants for the flower bed and contractor will provide sod and installation. Front and side along with 20 feet to the rear of the house to be sodded and the rest of the lot to be seeded and strawed. All grading of the property will create a drainage away from the building site on all sides of the building. o Foundation: Use gravel #67 for backfilling of the monolithic slab. Slab to be completely backfilled before slab plumbing will. Footings 3000 psi. Slab concrete 3000 psi. Columns 3000 psi. The top elevation of the slab to be 12 inches above existing grade to create drainage at time of landscaping. o Frame: Framing will be conventional stick frame or wall panels. Roof system to be trussed with 8 ft ceilings. Exterior sheathing to be 7/16 osb plywood. All load bearing headers are per code. Wall studs to be on 16-inch centers. Rafters or trusses to be on 24-inch centers. Soffits to have 12-inch hangover plus brick. o Exterior veneer: Brick walls and vinyl in the soffits and gables as it applies to the plan. Brick masonry veneer, weep holes, brick sills, metal lintels, standard joints and standard mortar color on front and sides and rear except gables and over porches. Brick selection to be (Natchez Trace queen) o Roofing: Roof decking to 7/16 osb plywood. Synthetic roof underlayment. Shingles will be GAF charcoal black 3-tab 25 years, flashing as required, with 12-foot rain diverter over each exterior door location. Ventilation will be ridge vent. o Exterior concrete: All exterior concrete will have approximately 3 1/2 " thickness and broom finished. Front and rear porch shall be concrete per plan. Concrete driveway to be 12 feet wide. Slab to have machine trowel finish and porches and driveway to have fine broom finish. o Windows: To be white GBG single hung vinyl gas filled low-e windows with screens and window pattern to be 6/6. o Exterior doors: Front door to be 3.0 insulated 6 panel steel door. Rear door to be 72-inch French door unit with grids and screen door. o Interior doors and trim: door style to be raised 6 panel doors with grain. Trim to be 5 1/4 inch speed base and casing to be 2 1/4 inch primed. Base boards to be 5 1/4 throughout the house. Quarter round to be installed throughout the unit. All door hardware and knobs (RB#93680-010) to be nickel finish. Passage locks on closets, laundry room and privacy locks on bedrooms and bathrooms. o Paint: walls to be satin essential gray, and ceilings to be white by Sherwin Williams. o Sheetrock: 1/2 inch sheetrock throughout the house with moisture board in the bathrooms and behind the kitchen sink areas. All surfaces to be smooth wall and ceilings. o Flooring: All flooring throughout the house to be Plank Laminate. 12mm thick. Color Vintage Farm wood. #5473351 (Lowes or same as). o Cabinet to be raised panel white in color / doorknobs and bathroom hardware to be nickel finish. Counter tops to be Typhoon Ice 4952k-52. Item reference to Lowes or Home Depot o Insulation: Walls to be R-13 fiberglass kraft faced batts. Attic space to have R-30 fiberglass blown insulation. All slopes to have R-20 or better fiberglass kraft faced batts. Heating and cooling: All heating and air conditioning requirements to be sized by the mechanical contractor doing the HVAC work. (To be confirmed by lead contractor and DHDC) Per plan. All smoke detectors to be hard wired in all bedrooms and living room, and to be (Sealed 10 Year Smoke Detector-FA Hard Wired Photo CMB Voice/Plug) o Electrical: Per plan. Per city code. To include all lighting and underground pipe installation for underground utilities. Washer receptacle to be on 20amp GFIC. Main electric panel to be 200 amp. o Plumbing: to include all fixtures per plan. Kitchen sink (#873618)to be 8-inch double bowl, kitchen sink fixture to be delta item #356706 - bath sink and faucet to be delta single lever item #808415 along with delta shower and tub unit(#625413). Shower to be 60-inch complete fiberglass. Bathroom sink to be 19x19 round top mount drop in (white #289798) on Formica countertop (Typhoon Ice). Hot water heater are to be 50-gal electric. Toilets to be elongated handicap raised height in master bathroom and standard elongated in the secondary bathrooms. Install 2 hose bibbs, one to be installed at bath 2 exterior toilet wall and one to be installed on the exterior kitchen sink partial wall area. o Remove and haul away existing driveway concrete material Question Deadline 03/17/2025 Written question may be submitted via email to decaturprocurement@gmail.com
