Renovation of a mixed-use development in Decatur, Indiana. Completed plans call for the renovation of a educational facility.

Bidders will be required to file, with their bids, a certified check made payable to the North Adams Community Schools or a Bid Bond for an amount not less than five percent (5%) of their maximum bid or bids. Should a successful bidder withdraw its bid, or fail to execute a satisfactory Contract, North Adams Community Schools may then declare the bid deposit or bid bond to be forfeited as liquidated damages. Each successful bidder shall be required to furnish an approved Performance Bond and a Labor and Materials Payment Bond which cover faithful performance of the contract and the payment of all obligations arising thereunder. A Maintenance Bond shall also be required. Said bonds shall remain in full force and effect for twelve months from the substantial completion of the Work. The contract will be awarded to the lowest responsive and responsible bidder complying with the conditions for bidding, provided the bid is reasonable and it is to the best interest of the Owner to accept it. The Owner reserves the right to reject the bid of any or all bidder in accordance with Indiana Code 36-1-12. The bid must be accompanied by a bid guaranty for not less than 5% of the amount of the bid. Bidders may submit either a certified or cashier's check, or a bid bond attached to the bid form and executed by the bidder and an acceptable surety company payable to the Owner. No bid will be considered unless it is so guaranteed. Cash deposits will not be accepted. In the event the bidder withdraws the bid or fails to execute a satisfactory Contract and furnish a satisfactory Contract Performance Bond, Labor and Material Payment Bond, and Maintenance Bond with a surety company in accordance with Article 11.5 of the General Conditions and Supplementary Conditions, for 100% of the contract amount within ten (10) days after a contract has been awarded to such a bidder by the Owner, said Owner may declare such certified or cashier's check or bid bond forfeited to the Owner for extra costs incurred by reason of delay of the project and obtaining acceptable prices from another bidder. ds may be withdrawn on written, faxed, or e-mailed requests, dispatched and signed by the bidder in time for the delivery in the normal course of business prior to the time for opening. No bids shall be withdrawn after the opening thereof for a period of 90 days.
