General Contractor Maintenance for Student Housing General Maintenance for routine, recurring and usual work for the reservation, protection and keeping of Student Housing related buildings, structures, ground facilities, and utility systems. It is for the intended purpose of maintaining safe and continually usable conditions for areas have been designed, improved, constructed, altered or repaired. General Maintenance includes but is not limited to; carpentry, electrical, plumbing, glazing, [touchup painting,] and other craft work designed to preserve the publicly owned or publicly operated facility in a safe, efficient and continuously usable condition for which it was intended, including repairs, cleaning and other operations on machinery and other equipment permanently attached to the building or realty as fixtures. Before commencing Work, the contractor shall submit a Maintenance Schedule of proposed operations for University's approval. In preparing the Schedule, provide the following: Proposed Schedule of Values, Equipment and Bill of Materials. The Schedule may be in the form of a written proposal that shall include a starting and completion date for the various work activities involved, together with such other information relative to progress of the work as may be requested by the University. The Contractor shall provide all work in accordance with University Standards. It is the Contractor's responsibility to ascertain standards using University Archives, and materials supplied by the Contract Administrator. For any portion of the Work which is to be performed by a subcontractor (any tier), the Contractor shall furnish a detailed estimate prepared and signed by subcontractor. The combined costs for subcontractor's overhead, profit, taxes, indirect supervision, insurance, bonds, warranty and any other costs, shall not exceed fifteen (15) percent. If the subcontractor is owned, partially owned, or has shared profits arrangements with the Contractor, any mark-up otherwise applicable to a change shall be reduced in proportion with the shared profits. All labor rate cost increases are subject to review and approval by the University. The hourly labor rates for routine maintenance, non maintenance and emergency service shall be submitted annually for review by University personnel. All such requests shall: (i) be submitted in contractor letterhead; (ii) include a revised Bid Sheet detailing the increase in rates; (iii) include Exhibit L - Hourly Labor Rate worksheet; (iv) include other documentation substantiating the increase. All material, equipment, and delivery cost increases shall be supported by documentation substantiating the increase, and are subject to review and approval by the University. The Contractor is allowed to use material previously purchased by the Contractor; such material shall include a fair market cost upon invoice. Proposers Who Fail to Comply With Any of the Instructions of This RFP, Including but Not Limited to, Specifications/scope of Work, Submittal Requirements, Including but Not Limited to, Addenda, Required Exhibits, and/or Failure to Submit a Response to CSUN by the Closing Date and Time Will Have Their Bid Declared Non-responsive and Will Not Be Considered for Award.
