Renovation and addition to an educational facility in Houston, Texas. Completed plans call for the expansion of a post-secondary education facility.
Scope of work consists of the buildout infrastructure for two (2) grossing stations at McGovern Medical School Building, Suite 2.219. The mechanical scope includes converting the existing laboratory into a grossing station room with two grossing stations and new laminar flow diffusers. HVAC modifications and air balancing will ensure proper ventilation. The scope also includes installing two new lab air valves, replacing portions of medium pressure ductwork upstream of the existing dual duct box, and modifying controls, with the existing lab controls being reused. The electrical renovation includes the removal and replacement of existing electrical, fire alarm, and lighting devices. New receptacles will be provided to accomodate the new purpose of this space, along with all new circuitry required. The scope also includes the removal and replacement of existing light fixtures with new led fixtures. New lighting devices (switches, motion sensors, etc.) will be provided for the complete operation of the new lighting system in this space. The plumbing scope of work includes converting the existing laboratory into a grossing station room, accommodating up to three grossing stations. This involves reusing existing plumbing utilities, including domestic cold water, sanitary, and vent systems. The scope also includes providing the necessary plumbing utilities for the installation of a new sink and two grossing stations, with provisions for a future third station to be installed at a later date. The scope of work for the fire protection system inside the new grossing station room includes relocating existing sprinkler heads and adding new ones to comply with the updated room layout. The modifications are intended to ensure proper coverage and adherence to fire safety requirements. The sprinkler contractor will be responsible for performing and providing the necessary hydraulic calculations in accordance with the latest edition of nfpa 13, ensuring compliance with applicable fire protection standards and regulations.
