Reference Number 0000288104 Question Acceptance Deadline 2025/03/24 12:00:00 AM EDT The contractor will be responsible for providing Preventative Maintenance Services to the Equipment outlined in Schedule A - ("Equipment to be serviced") at the Windsor-Essex County Health Unit at the following locations: 1. 1005 Ouellette Ave. Windsor, ON.N9A 4J8 2. 33 Princess Street, Leamington ON., HVAC Equipment will be serviced four times annually. Service Reports must be provided by email or in hard copy form. Please refer to OEM Operational Manual Preventative Maintenance and manufacturer recommendations for all units listed in Schedule A. Scope of work: checks efficiency outputs and parameters; inspects and checks operation and integrity of components; determines set points; replaces defective, leaking, dis-coloured, and worn components; performs shut-downs and lock outs; adjusts pressures and controls; cleans and lubricates components; checks calibrations; reassembles and repairs components and systems; starts-up, tests all equipment. Quarterly inspections will include the following: Power wash condenser coils once per year. (JULY) Inspect fans for noise and proper operation. Clean or replace filters Air-cooled condenser tasks: check coil condition, rotation of motors, motor current (Amps) Evaporator tasks: check coil condition, inlet/outlet temperature and condensation / drain pan Fan tasks: check motor current (Amps) All Deliverable Requirements take effect on April 1st 2025 and will continue until March 31st 2028 with the Health Unit's option to renew for (2) two additional year(s) upon review.
