Renovation of an educational facility in Chicago, Illinois. Completed plans call for the renovation of a 10,000-square-foot educational facility.

Interior Renovation Question Deadline 03/13/2025 All questions/requests must be received in writing by COB . Email questions to PM Chinmay Sawalkar (cpsawalkar@cps.edu) and CC Adam Pinter (aapinter@cps.edu). An addendum, if required will be issued by COB 3/14/25 1. Patch and Paint walls and ceilings (app. area 10,000 SF) in the following rooms: Walls - Library; Vestibules by Entry Doors 1 and 2 Ceilings - Classrooms 215, 217, 111, 112, 308; near Entry doors 1, 2, 5 and 8. Scrape and/or patch walls and ceilings where applicable in these areas. Painting work must be performed by RRP certified abatement contractor. Note: Do not paint any walls made of special materials, other than block wall or drywall. 2. Repair/patch plaster ceiling in Classrooms 111 and 112. One spot each room. App. 10 SF total. This work must be performed prior to painting the ceilings in these two rooms. 3. Abate and replace existing floor carpet in the Library (Rooms 209, 210). New floor is carpet tiles per CPS standards. App. 1,500 SF area. Carpet tiles color to be selected by the Principal. Contractor to move furniture and books etc. out for this work, temporarily store it in the hallways and move these items back in after new carpet tiles are installed. Abatement work must be performed by licensed subcontractor under supervision of MEC TEM's personnel. Follow state laws and Environmental Design Manual for proper disposal of removed materials. 4. Strip existing paint and repaint stair railings and stringers at the Main (older) building. Refinish existing wood strips above the railing where present. Match the existing colors. Approx. quantity 700 LF. 5. Abate and replace existing floor tiles (VCT) at entry door 2 vestibule area. Approximate area 200 SF. VCT tiles color to be selected by the Principal. Abatement work must be performed by licensed subcontractor under supervision of MEC TEM's inspectors. Follow state laws and Environmental Design Manual for proper disposal of removed materials. Scope: ALTERNATES Alternate 1. - Abate and replace existing floor tiles (VCT) at Hallway floor extension near entry door 2 (from vestibule up to the newer building floor edge). Approximate area 200 SF. VCT tiles color to be the same as the one from Base Item 5 above. Alternate 2 - Patch and Paint Walls and ceilings similar to Base Item 1 above. Area - Main Building North corridor at 3 rd floor. Approximate area 1,500 SF. Construction is required to be completed during the CPS Summer break 2025. The earliest start date is 6/16/25. Expected construction duration is 7 weeks. The required Preliminary Acceptance date is 8/1/25. The Bass Elementary School is located southwest of Chicago downtown, off EB I-94. The base scope for project includes painting and floor replacement work inside the Main Building in areas listed here. Walls and ceilings in the classrooms and entry vestibules are included as shown on the next page. Small amount of patching work is required, prior to painting. Very small quantity of plaster patching is required in Rooms 111 and 112. Environmentally hazardous carpet in the Library needs to be abated and replaced by carpet tiles. VCT tiles in the entry #2 vestibule also need to be abated and replaced. Railings and stringers of the Stairs in the Main (older) Building need to be stripped and painted. Include refinishing the wood strips atop the railings, if applicable. There are 2 alternates to be included in the work scope as shown. First item includes VCT abatement and replacement in the area extending from Door 2 vestibule to the newer building joint. Second alternate includes patching and painting in the Main Building 3 rd floor North corridor. Refer to Environmental Reports and Design Manual by TEM Inc. for abatement work to be performed by licensed subcontractor. Painting will be performed by RRP certified vendor.
