Completed plans call for the construction of a 346,700-square-foot, four-story above grade educational facility; for site work for a educational facility; sidewalk / parking lot; for outdoor lighting for a sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.

The above noted requests for additional information (questions) must be submitted as outlined above by close of business (5:00 pm) on July 3, 2025 The Work consists of the construction of a new 346,700 SF High School including all site work and utilities with Stadium, multiple athletic fields, outbuildings and roadwork for the extension of Steeplechase Loop Drive to Evergreen Mill Road. The Work includes two Loudoun County land use packages - Site Plan for HS-14 EPLAN-2024-0140 and Roadway CPAP for Steeple Chase Loop Drive EPLAN-2024-0123. The Project is generally comprised of, but not limited to, the following work: 1. The Project generally consists of the construction of a new, 2,100 student High School and associated facilities, including Athletics, of approximately 346,700 SF. The building is to be built on a site with significant elevation changes and rugged topography, requiring above average attention to project phasing, site access planning, and project sequencing. The project site presently has no existing infrastructure and will require the Contractor to provide site access and off-site access to various easements as part of the scope of the Work. Site-work, grading and roadway work is a significant portion of the Work for this project. The building will be constructed with exterior masonry walls, steel-frame structural systems, interior CMU partitions, single ply membrane roofing, architectural casework, food service equipment, specialties and finishes typically associated with construction of a new High School. The project includes classrooms, media center, cafeteria, kitchen, administrative suite, and elevators. The project also includes an Athletics program with a 3,000 seat Main Gymnasium, an Auxiliary Gymnasium, a 5,000 seat Stadium and associated Athletics outbuildings. The project is designed to meet a minimum of LEED Certified. As of October 8, 2025, the general contractor for this project has been awarded, but an exact start date has not yet been determined. 2. Site work includes, but is not limited to the disturbance, clearing and grading of approximately 62 acres for site improvements and roadway work. Sitework is expected to include but not be limited to: o Earthwork including potential rock o On-site travel-ways and parking improvements o Wet and dry underground utilities including but not limited to on and offsite water, sewer and natural gas. o Site lighting o Site signage and pavement markings o Outdoor athletic facilities including but not limited to, a complete Stadium including bleacher seating for approximately 5,000 spectators and track; multiple artificial turf fields for the Stadium, practice, baseball and softball and an early childhood playground o Bus loop parking o Curb, sidewalks, trails, and paving o Landscaping o Fencing o Erosion and sediment controls o Stormwater management and stormwater ponds including underground facilities 3. Roadway work will be designed to VDOT standards for VDOT acceptance at construction completion and includes but is not limited to: o Signal installation work o Cut and fill work o Subgrade o Paving systems o Curb and gutter o Lighting o Wet and dry utility infrastructure o Potential dry utility relocations LCPS reserves the right to waive any informality and/or to request additional information from Contractors, at its discretion.
