Renovation of a residential development in Ipswich, Massachusetts. Completed plans call for the renovation of a residential development.
The Project consists of: Vacancy unit modernization at 39A Caroline Ave including selective demolition of flooring, finishes, plumbing fixtures and electrical. Installation of new work to provide a modernized apartment, improved energy efficiency, durability, safety and overall well-being for future occupants. A. Work Included: The following items are included but not limited to as indicated on the drawings. 1. Remove & dispose of all existing kitchen components and finishes. 2. Remove & dispose of existing bathroom components and finishes. 3. Remove & dispose of all existing flooring to subfloor. 4. Remove & salvage all existing doors to be refinished and reinstalled. 5. Refer to drawings for other items to be removed. B. Plumbing Contractor shall disconnect and cap supply and waste lines as required for safe removal of fixtures and other elements as indicated. C. Mechanical Contractor shall remove existing unit interior radiator fin tube distribution. D. The participation goals for this project shall be 15.3% for minorities and 6.9% for women. A. The Work of the Contract consists of: 1. Selective demolition of flooring, finishes, plumbing fixtures and electrical. Installation of new work to provide a modernized apartment, improved energy efficiency, durability, safety and overall well-being for future occupants. 2. Work either shown on the Drawings or included in the specifications unless specifically indicated not to be done. 3. Work outside the Project Site as called for in the Contract Documents and as required for the performance of the Work. 4. Providing and restoring, where appropriate, all temporary facilities.
