Renovation of a mixed-use development in Marion, Iowa. Completed plans call for the renovation of a educational facility.

Bids are for a single Prime Contract for Marion Independent School District to renovated a portion of the recently vacated Starry Elementary. A portion of the existing Starry will be renovated and repurposed to support transitions and a Food Pantry. Redevelopment of Starry Elementary will occur in multiple phases.This project includes the first phase of work. Doc Note - Bidders for the Contract may obtain copies of the Bidding Documents by contacting Rapids Reproductions, Cedar Rapids, IA, Ph. 319-364-2473 in accordance with the Instructions to Bidders upon depositing the sum of $250 (written to OPN Architects) for each set of documents. The deposit will be refunded to Bidders who return the Bidding Documents in good condition within fourteen days after award of project. The cost of replacement of missing or damaged documents will be deducted from the deposit. If applicable, contractors and sub-bidders shall pay printing company for associated shipping cost. A Bidder receiving a Contract award may retain the Bidding Documents and the Bidder's deposit will be refunded. Documents are also available to view digitally on Rapids Reproductions online Public Plan Room. Bid security in the amount of 5% of the total bid in the form of certified check, credit union share draft, or surety bond written on an original AIA Document A310, Bid Bond, is required for this project at the time of Bid. The successful bidder will be required to provide surety Performance and Payment Bonds in an amount equal to one hundred percent (100%) of the Contract Sum. The right is reserved to reject any and all bids, or any part thereof, and to waive informalities, and to enter into such contract or contracts as shall be deemed in the best interest of the Owner Awards of Contract is anticipated to commence on or about April 14, 2025. Procurement may begin immediately following execution of the agreement and work may begin in April 2025. The work is scheduled to be Substantially Complete by August 11, 2025.
