Renovation of a multi-residential development in Grand Falls-Windsor, Newfoundland. Completed plans call for the renovation of a multi-residential development.

Closing Time: 12:00 PM (NT) Question Acceptance Deadline 2025/03/20 12:00:00 PM NDT Remove side and rear exterior doors and dispose of at proper waste disposal site.. Supply and install two new exterior doors complete with new passage sets and deadbolts as per specifications and drawing no 8-106. All locks to be keyed the same two (2) sets of keys to provided to NL Housing. Replace any deteriorated 89mm framing, and 140mm framing with new, matching existing. Unit Price to be entered on page TF-8. Remove all foreign materials such as loose plaster and/or paint, wall anchors, all cable wires, wall paper, etc. from all walls. Plaster any damaged walls, ceilings, etc. throughout unit to a fine finish. Prime walls with fresh start primer to ensure good adhesion to possible oil paint. Ensure all new plaster has sufficient coats of primer to prevent burn through into new paint finish. Existing dark colors may require more coats to ensure required finish. All walls, door trim, window trim, interior doors and baseboards to be painted with Glidden ULTRA Interior Latex Paint Semi-Gloss, Universal Grey, or approved equal. All ceilings to be painted Semi-Gloss white as per specifications. Paint basement walls where sheathing is present. Flat ceiling paint is to be listed as an approved product on masters painters institute (MPI) #53. Remediate any mold present on all surfaces including drywall, mill work, interior doors, etc. as per specifications and mold remediation guidelines as outline by OH&S act. Where drywall has to be removed and replaced, enter unit pricing on TF-8. 2Remove carpet floor coverings on basement level. Infill missing/ reattach loose existing floor tiles on main level to ensure flat level surface for installation of new flooring over existing. Supply and install new Rigid Core Vinyl Plank 150mm x 1211.2mm non-glue Flooring with 4.5mm thickness, 1mm underlay and 0.3 mm wear layer, Torlys Bluepeter (color) or approved equal throughout entire main floor, split entry and basement level of unit with exception of the utility room. Color Samples to be submitted to NL Housing for approval. Supply one extra box of unopened flooring to be left in unit. Possible rot/contamination of floor decking in Kitchen area. Replace floor decking if required, Unit prices to be entered on page TF-8. .3 Supply and install new baseboard moldings throughout entire unit as per specifications. 4 Supply and install new door stops throughout entire unit. .5 Raise height of existing handrail leading to basement area to meet requirement in National Building Code. Paint hand rails white as per specifications. .6 Ensure all windows are fully operational. Lubricate and insure all window hardware is in good condition. Replace any missing, deteriorated or broken cranks and window hardware as required. Enter unit pricing on TF-8. .7 Replace sealed glass units with broken seals in Kitchen, Living room, and Main floor bedroom windows. .8 Remove and dispose of all existing copper pipe in unit at proper waste disposal site. Supply and install new main water shut off valve in basement as per specifications. Supply and install new PEX piping throughout unit to all fixtures as per Canadian Plumbing Code, National Building Code and Specifications.
