Various Improvements at Pilot Knoll Park The deadline to ask questions is 4/03/2025 4:00 PM CST All questions must be submitted in writing via Civcast (www.civcastusa.com) or via e-mail to Brian Norton at bnorton@highlandvillage.org Project Scope, Schedule: Information about scope, schedule, and budget, are as follows: 1. The Project Scope is generally described in Section 1.1.B., above. The Tentative Design Services Schedule for the Project, starting with Design Development and ending with the release of Bid/Proposal Documents is approximately eight months. This schedule is subject to change. Estimated start of construction: a. Phase 1 is Fall of 2025 b. Phase 2 Winter/Spring of 2026 2. The current estimate of the Construction Time for substantial completion of the Project: a. Phase 1- Gate House and Entry: To be completed before October 1, 2026 b. Phase 2: 18 months after the Notice to Proceed for construction. This Schedule may be adjusted as a result of negotiations on Proposals or preconstruction services by the CMAR. This Schedule may be adjusted as a result of negotiations for the Agreement or preconstruction services by the CMAR. 3. The Project Budget for construction is $3,500,000. Pilot Knoll Park Improvements Phase 1 a. Replacing the existing gatehouse with a new 500 square foot gatehouse that serves as the entry control point and check-in station of the park. b. Entry road enhancements to the park area leading up to the gatehouse including parking, vehicular control gates, electronic pay station, and pedestrian access to the gatehouse. 2. Pilot Knoll Park Improvements Phase 2A a. Construction of up to 16 individual cabin sites to include gravel drives, parking, and individual recreational amenity areas. b. Cabin structures will be up to 400 square foot in size and will have utility connection tie-ins to water, sewer and electrical infrastructure. c. The water, sewer, and electrical utility upgrades are being provided by separate project and will be completed prior to cabin construction. d. Trail connections from cabin sites to other park use areas. e. Enhancements and electrical upgrades to shelters, pavilions and walkways in the day use area of the park. f. Enhancements to recreational amenities such as volleyball courts, covered picnic tables, grills, fire pits, and cornhole boards. 3. Pilot Knoll Park Improvements Phase 2B a. Expand the boat ramp parking lot for improved circulation and add additional parking at the boat ramp. b. Construct elevated boardwalks to connect to a new floating boat dock and kayak launch dock at the boat ramp. c. Upgrade lighting at boat dock to solar lighting
