Remodeling of a municipal facility in Saint Paul, Minnesota. Completed plans call for the remodel of a municipal facility.

State Project Number 67RB0004 DOR 4th Level Remodel All questions should be submitted no later than Wednesday, March 26, 2025 at 5:00 p.m. CT. The State is not obligated to answer questions submitted after the question due date and time. A. The work will be done under one prime contract that includes: General, Mechanical, Electrical, and Plumbing construction. B. The following summary is a general guide to the scope of work. It should not be construed as a detailed list of work included in the contract. 1. The total project includes the renovation of the existing 4th floor tentant space of the Department of Revenue in the Stassen building on the Capitol Complex. a. Demolition as required for trade work (e.g. mechanical/electrical). b. Minor new construction of architectural walls. c. Repair/Replacement of existing ceiling grid and additional ceiling acoustic insulation. d. New entryway storefront. e. Modification of existing plumbing, including new fixtures. f. Modification and new construction of electrical -including providing connections for Demountable Walls and Furniture, low voltage conduit pathways / rough-ins. g. Modification and new construction of mechanical systems. h. Modification and new construction of fire suppression systems and controls. i. Relocation of existing light fixtures and new fixtures as applicable. j. Limited relocation of existing HVAC thermostats and security card readers. k. Prepare for and coordinate other work work scopes outside of this contract, including new demountable partition walls, furniture, and AV technology. l. Coordinate with separate carpet, lighting and painting projects by Owner. 2. The following summary is a general guide to the scope of work explicity excluded from the project. However, the project will coordinate with the work with these scopes: a. Demolition - Completed under separate contract. b. Carpet - Project by Owner. c. Lighting Fixture Replacement - Project by Owner. d. Painting - Project by Owner. e. Demountable Partitions - Provided by Owner, including electrical connections to junction box. f. Casework - Provided by Owner. g. Applied Finishes - Provided by Owner. h. HVAC Conrols - Provided by Owner. i. Security Controls - Provided by Owner. j. Low Voltage Cabling - Provided by Owner. k. Audio Visual Equipment - Equipment and cabling provided by Owner. l. Furniture - Provided by Owner, including electrical connections to junction box. This solicitation includes required insurance as recommended for the project's specifications and scope of work. It is highly encouraged potential responders review Section 00 73 16 Insurance Requirements as well as AIA A201, Article 11 of the solicitation before submitting a response. This Project has a 2% Targeted Group, Economically Disadvantaged, Veteran-Owned Small Businesses (TG/ED/VO) subcontracting goal assigned. The TG/ED/VO subcontracting goal will not be a consideration in determining the lowest responsible Prime Contractor. Responding company has completed as a Prime Contractor, not as a Subcontractor, the work for at least five (5) contracts which have achieved Substantial Completion since January 1, 2020, for construction of projects of similar scope. Each of these contracts MUST have had a construction value of $1,000,000 or greater. Project Manager and Job Superintendent responsible for this project EACH has had at least five (5) years of experience with General Contracting construction similar in scope and value to this project. Each of these contracts must have had a construction value of $1,000,000 or greater. Responses received from responders that did not attend the pre-bid meeting will be rejected. The Section 00 41 73 Prime Contractor Response Form (Response Form), which includes the attachments listed in the project manual table of contents, is posted online. The Response Form must be obtained, completed, and uploaded with the bid before it can be posted.
