Site work, paving and new construction of a mixed-use development in Wisconsin Dells, Wisconsin. Completed plans call for the construction of a municipal facility; for site work for a municipal facility; parking garage; parking garage; sidewalk / parking lot; for paving for a sidewalk / parking lot; warehouse / distribution facility; and warehouse / distribution facility.

The facility includes support business functions, such as office area, meeting room, break room, restrooms, and alike. Also included are areas to support daily operations, such as fleet parking garage, maintenance bay, vehicle wash bay, storage areas, workshops, locker rooms, and support spaces. Mezzanines provide space for mechanical equipment and storage for equipment used by multiple entities. The facility is approximately 70,156 sf, including mezzanine equipment and storage area. Work scopes include, but are not limited to civil, landscape, asphalt paving, concrete, structural steel, overhead crane, precast walls and floors, membrane roofing, carpentry, doors, storefront windows, overhead doors, interior and exterior finishes, mechanical, electrical, plumbing, fire protection, fire alarm, information technology, audio visual, security, and low voltage. A new salt/sand storage building is to be provided as a part of the base bid. Waste hauling truck storage, parks and recreation out buildings, and two cold storage buildings are individual alternate bids. BID AWARD: Intent of Contract Award - anticipated the week of May 5, 2025 CONSTRUCTION START: After Notice to Proceed, anticipated to be May 19, 2025. CONSTRUCTION TERM: 432 Calendar days; Substantial Completion anticipated to be July 24, 2026. Bidders will be required to provide Bid security in the form of a Bid Bond for a sum of no less than 5 percent of the Bid Amount. Awarded Contractor will be required to furnish 100% Performance security and 100% Payment security per the Contract Documents. Bids shall be on a Stipulated Sum basis. Segregated bids will not be accepted. Liquidated Damages will apply. The Owner encourages Minority-owned Business Enterprises (MBEs), Women's Business Enterprises (WBE's), and Small Businesses in Rural Areas (SBRA's) to submit bids. A municipality, in awarding prime contracts, and primary contractor, in awarding subcontractors, are required to make a good faith effort to achieve a combined minimum goal of participation of MBE/WBE utilization in accordance with s.NR 162.09(3), Wis. Admin. Owner reserves the right to accept or reject any or all Bids, and to waive technicalities in any Bid or part thereof, and to accept the Bid deemed to be in their best interest, based on Base Bid, or Base Bid and/or any combination of accepted Alternate Bids.
