Bexar County is seeking bids to renovate Adult Detention Center Sheriff's men's and women's locker rooms. Question Deadline 04/10/2025 at 3:00 PM CT AU questions must be submitted through the portal Bexar County Facilities Management (BCFM) is seeking bids from contractors for the following: Base Bid Scope of Work: Renovate approximately 3,224 square feet to Bexar County's Adult Detention Center Sheriff's men's and women's locker rooms on Basement level of Tower C. Scope of work entails replacing lockers/ bench seating, toilet accessories, toilet partitions, ceiling tiles, grid, light fixtures, mechanical diffusers, plumbing fixtures, removing tile in shower areas, apply new coating to concrete floors, painting and applying new epoxy coating to walls, among other scopes. Refer to General Information below for more detailed requirements. Alternate Scope of Work: Add Alternates include applying epoxy coating to all areas including but not limited to Male and Female Locker Rooms, Restrooms, Janitors Closet, and Vestibule 108, etc. The scope consists of the following trades, but not limited to: selective demolition, unit masonry, metal framing, carpentry & millwork, thermal moisture protection, doors and frames, flooring, tiling, painting, toilet partitions, modifying mechanical systems, modify electrical system, plumbing fixtures, and others. Contractor is to have a minimum of 5 years' experience with similar projects. The project consists of Renovations to Bexar County's Adult Detention Center Sheriff's men's and women's locker rooms located in the Basement level of Tower C, approximately 3,224 square feet. Refer to Contract Documents (plans and specs) prepared by Chesney Morales Partners, Inc. (Architect) dated September 6, 2024, including the associated attachments and exhibits. Work will include: a. Replacing lockers and bench seating b. Replacing toilet accessories and toilet partitions c. Replacing, acoustical suspending ceiling, ceiling tiles/ grid, light fixtures, mechanical diffusers, etc. d. Replace plumbing fixtures, including toilets, lavatories, showers, etc. e. Removing tile in shower areas, f. Applying new coating to concrete floors and new epoxy coating to walls County has requested contractor to remove, salvage and return some equipment (lockers (approx. 120), bench seating, toilet accessories) for temporary use until project is completed, then contractor may be disposed. Refer to Architectural plans for more detailed information. Multiple phases are recommended to complete the work to keep locker room in operation for majority of construction duration. Substantial completion is expected at end of each phase. County has a separate contract with a vendor that involves replacing sprinkler heads within the renovation area. A. Alternate: Alternate pricing is to furnish and install Epoxy Flooring in all areas, including, but not limited to, Male and Female Locker Rooms, Restrooms, Janitors Closet, and Vestibule 108, etc. over the existing concrete flooring (Refer to Architectural drawings). Alternate to include materials and labor to remove existing floor coating, prep surface and furnish/install new epoxy coating per Sheet A11.1. BASE BID is to prep and paint existing concrete floor as indicated in the Architectural plans sheet A11.1to match existing paint color. B. Location The property is located: 200 N. Comal Street, San Antonio, Texas 78207 C. Occupancy The County intends to occupy portions of the existing building during the entire construction period. Schedule the work to accommodate County occupancy and cooperate with County to minimize conflict and to facilitate County's operations. The County has selected a separate vendor to replace the existing sprinkler system under a separate contract. The selected contractor will need to coordinate work schedule with fire sprinkler vendor. D. Work Hours 1. Work hours must correlate with Bexar County working hours (8:00 a.m. to 5:00 p.m. (CST). After hours work must be coordinated with Bexar County Project Manager 72 hours prior to commencement of work. There is a guard service cost to the contractor associated with afterhours work as determined by Bexar County Sheriff's Office. 2. Construction hours will be arranged with the Facility Management's Project Manager and County Staff. 3. Contractor and his Sub-Contractor's is asked to cooperate with County to minimize conflict and to facilitate County's operations, schedule the work to accommodate County's occupancy and other activities on the property
