GVR Metropolitan District (the "District") is a quasi-municipal corporation and political subdivision of the State of Colorado. The District is governed by an elected seven member Board of Directors. The District is accepting proposals for its 2025 Landscape Architectural Planning and Construction Management Services ("Project"). A map of the District's boundaries is attached to this Request. The District was formed in 1983 in the City and County of Denver. There are a few remaining median and parkway tracts to be completed by Oakwood Homes or its affiliates, the Project developer. The original design plan is over 40 years old, with a heavy emphasis on irrigated turf areas and use of annual plants. The District seeks to replace some turf areas with low maintenance, drought resistant native trees, shrubs and perennial plants, update four entryway monumentation features and modernize its irrigation systems. The District is seeks to engage a firm or firms that can produce 1) an inventory of District assets, using District documentation and staff knowledge where available; 2) initial concept plans for Board approval, followed by detailed landscape plans that can be implemented in phasing over approximately three years; and 3) construction contracting and construction management services. SCOPE OF WORK: The Scope of Work will include the following: o Review and compile inventory of District assets; o Prepare Master Landscape Plan, focusing on low-maintenance and low-water native plants; o Assist with construction contracting and provide construction management services, with phased implementation. The District will provide the following: o Tour of District tracts with staff o Maps of District tracts o Maintenance Map and Information o Original landscape maps/plans if available Proposals are considered to be proprietary working documents offered by interested individuals or companies to be engaged for the provision of services when they are under evaluation by the District and, as such, are not subject to official bid openings or to public inspections. Any individual or company may waive its right to keep its proprietary information confidential by expressly waiving such right, thereby making its proposal subject to public inspection. The District shall review all proposals submitted in a timely fashion and the District Board may invite candidates for one or more interviews prior to making its selection
