Reference Number 0000381685 Job Location: Northwest Jeffco Library Job Location: 11100 Bradford Road Littleton, Colorado United States 80127 Project Synopsis: Jefferson County Public Library (JCPL) is seeking s for General Contractor construction services utilizing the construction manager/general contractor (CMGC) delivery method. This will be a contract for construction services for the renovation of an existing 64,000 sq. ft. building in southern Jefferson County. Background: JCPL identified a need to expand services to a growing population in the southern area of Jefferson County. An extensive search for land and existing buildings that would meet that need was conducted over several s. JCPL identified a building last at 11100 Bradford Road that met the search criteria, and the building was subsequently purchased by JCPL in early 2025. The building is a former beverage distribution center that contains offices, warehouse space and loading areas and is 7.4-acres, primarily asphalt and improved landscaping. Statement of Work The scope of service will consist of two phases of services. The first will be assisting JCPL and in completing the pre-construction phase of a project including cost modeling, informing on material lead times, alternative materials/products, alternative construction techniques, design budget impacts and value-based decision making. It will also consist of the General Contactor (GC) obtaining all trade contracts that shall be competitively bid and determine a not to exceed price for the work described by the design documents. The second phase will be construction and close out of a project. The GC will be allowed to self-perform work that it traditionally performs with its own forces. This work shall be competitively bid by the CMGC against other contractors preforming the same scope of work with the oversite of the Construction Project Manager.
