Scope of Work: Demo and renovation work to support replacement of the wood stage floor, including movable orchestra pit floor, & wood support structure. Renovate underfloor air system, and update/replace underfloor electrical and AV cabling & HVAC units Square Footage: 5,490 ft 2 ---------------------------------------------------------------------------- Project work includes supervision, labor, materials and all equipment to perform the following multi-discipline scope of work: Replace the existing wood floor and sub-framing with fire treated wood joists, girders, and decking. Removal and disposal of the existing wood deck and sub-framing is included. New work will maintain the existing sub-floor plenum for air supply, including replicating the vented, slot system of air supply up through the floor decking. The floor decking also includes raceway covers over portions of the new flooring, to provide flexibility of cabling for power and AV controls. Remove existing wood framed floor and install new wood floor framing including connections to existing concrete substructure and spanning new framing over existing mechanical trench. Provide new supports for ductwork including hanging from existing catwalk and supports at CMU wall openings for new duct penetrations. The existing rooftop units and their associated condensing units are to be removed and replaced with new units. Indoor fan coil units and air handling units are to be removed and replaced with new units. Wall mounted fan coil units located inside the building are to be removed and replaced. The existing condensing units (multiple) are to be replaced with a single, larger capacity unit. New ductwork and air grilles will be added to provide supply air to stage area and dampers/controls will be added to control between under-floor and overhead supply. Provide circuiting for new Mechanical equipment, including new panelboard circuit breakers/plug trip ratings, conduit/wiring, and non-fused/fused disconnect switches for FCUs and AHUs, located on Level 1 and RTUs and CUs, located on the roof. Removal of previous Mechanical equipment serving the space has been included. Provide new tape lighting option at the Elevator Pit Lift including circuiting, fixture specification, and control requirements. On-site installation work is to begin on October 6, 2025, and the project must be completed by May 4, 2026.
