Site work and new construction of a fire / police facility in Fort Myers, Florida. Completed plans call for the construction of a 152,000-square-foot, three-story above grade fire / police facility; and for site work for a fire / police facility.

This campus will combine a variety of operations within one site to address the current needs as well as future growth and expansion of services as required to meet the needs of the community. This Campus will represent the center of the Fort Myers Police Department and a benefit for the deployment of operational equipment and or resources and encompass: Approximately 8.5 acres of site development and supporting infrastructure. Approximately 3-story 152,000 SF Administrative, Forensic Evidence & Criminal Investigation buildings to be the new City of Fort Myers Police Department Headquarters: General office area for various divisions, conference spaces, bathroom and kitchen facilities, storage and warehouse spaces, K-9 facilities including kenneling, washing facilities, and training areas, evidence processing facilities including secure evidence storage areas, event center, gym facility with associated locker rooms, public lobby areas, and secure holding areas. Approximately 18,000 SF Indoor Firing Range facility. Approximately 8,700 SF pre-engineered metal structure to house the Police Department's Rolling Assets Storage. A fueling area and tank farm. Design Schedule: Notice to proceed was issued on September 18, 2024. Refer to Attachment K for detail schedule provided by the Consultant. Project Milestone Schedule: March 2025 - Schematic Design Documents. July 2025 - Design Development Documents. November 2025 - 50% Contract Documents. January 2026 - 90% Contract Documents. March 2026 - 100% Contract Documents. February 2026 - Early Site Construction. May 2026 - Building Construction. July 2027 - Substantial Completion. September 2027 - Move in. 1.2. Background The City of Fort Myers (the "City"), established in 1886, is located on the southern west coast of Florida. It is the cultural and trade center for Lee County and the surrounding area. The City was built on the site of Fort Harvie and was named for Colonel Abraham Charles Myers, then Chief Quartermaster of Florida. The City has approximately 1,000 employees serving a population of approximately 96,755 full time permanent residents with a population growth of 12% between 2020 and 2022. According to the Lee County Visitor & Convention Bureau, nearly 4.5 million people visit Fort Myers each year and spend over $4 billion dollars while in the area. Fort Myers has experienced unprecedented growth in its tax base, as the past (3), year over year percentage increases, were double digit. The City added a total of $5.0 billion to its tax base over the past five years, or 75.6%. The City is situated between Tampa and Miami along scenic U.S. Highway 41, also known as Tamiami Trail. The City of Fort Myers is committed to providing exceptional municipal services to residents, businesses and visitors in a fiscally responsible manner while preserving the City's rich history, diverse culture, and charming lifestyle. The City of Fort Myers on September 18, 2024, entered into an agreement with Parker Mudgett Smith Architects, Inc., in association with Architects Design Group / ADG, to provide professional services in all phases of this project. Since their notice to proceed, the Construction Manager has developed programs and space analysis to the various FMPD divisions along with Conceptual master Plans for the proposed Project enclosed herewith for reference. Construction Management firms that are interested in submitting on this project must be able to show past credible experience working on large-scale public safety facilities that have been recently (within the past 10 years) completed. Due to the complexity of this specialized building type, additional consideration shall be given to those firms that can show a history of working on this facility type. Provide detailed write-ups of the typical specialized areas included within a large-scale Law Enforcement facility to convey your firms' knowledge of the various specialized systems, including security, data centers, training centers, ventilation, etc. Question Submission Deadline: May 8, 2025, 4:00pm
