Renovation of an educational facility in Bay City, Michigan. Completed plans call for the renovation of a primary / secondary education facility.
DIRECT ALL INQUIRIES TO THE CONSTRUCTION MANAGER. DO NOT CONTACT THE OWNER OR ARCHITECT. Personal checks are NOT acceptable. All questions regarding the bidding procedures, design, and drawing/specification intent are to be directed to the Construction Manager on a Clarification Request Form (Section 00310), attention Dale Schwerin at dschwerin@wolgast.com The Project will utilize separate prime contractors. All contracts for construction will be direct contracts with the Owner. Overall administration of the Project will be the responsibility of the Construction Management Firm, Wolgast Corporation, 4835 Towne Centre, Suite 203, Saginaw, Michigan 48604, Phone: (989) 790-9120, Fax: (989) 790-9063. The Owner will award contracts on or about Monday, May 12, 2025, to separate prime contractors for separate bid divisions or combinations of bid divisions. A Bidder may submit a proposal to more than one Bid Division; however, a separate bid must be submitted for each Bid Division of a combined bid. All bids shall be submitted on the bid forms provided in the project specifications, completely filled in, and executed (copies of the bid forms are acceptable). Facsimile bids will not be accepted. The Bidders shall read and review the Bidding Documents carefully and familiarize themselves thoroughly with all requirements. Division Inclusions: 1. Demolition, removal and proper legal off-site disposal of existing roofing, sub roofing, gutter system as indicated by the drawings. 2. Maintain weather protection during tie-in. 3. Responsible for all roof trim. 4. Supply and install all required fasteners. Project Inclusions: 1. Include an $5,000 allowance in your base bid to be used at the direction of the Construction Manager. 2. Remove existing roofing, insulation, and roofing accessories called out to be replaced per the drawings. 3. Any found wet installation will need to be replaced as an extra using the unit pricing provided by the Contractor at bid time. 4. Add wood blocking as needed to meet details. Any wet or damaged wood blocking will be an extra based on the unit pricing the Contractor at bid time. 5. Provide and install new roofing, insulation, flashings, trims, copings, fasteners, and accessories called out per the drawings. 6. Include any required mechanical, electrical, and controls disconnect / reconnect to complete your work. 7. Add new mechanical curbs as required per the drawings. 8. Complete any required curb extensions noted on the drawings. 9. Add required or replace required equipment and pipe blocking. 10. Extend any required pipe penetrations to meet requirements. 11. Prep and Paint soffit as noted on the drawings. 12. Protect existing roof that is not replaced as need to complete new work. 13. Provide unit pricing per bid proposal.
