Site work and paving for a road / highway in Caldwell, Texas. Working plans call for site work for a road / highway; and for paving for a road / highway.

Project has been cancelled Certified/Cashier's check or acceptable bidder's bonds, payment without recourse to Owner in an amount of not less than five percent (5%) of total bid submitted must accompany bid. The deadline to ask questions is 7/07/2025 1:00 PM CST Owner reserves the right to reject any or all bids and to waive any informalities and technicalities. Scope of Work Sunset Oaks VI PH.1A (113 SF Residential Lots) INSTRUCTIONS TO BIDDERS 1) Contractor is responsible for field verifying the site conditions. 2) Engineered quantities are provided as a courtesy by the engineer. However, each bidder is to prepare and provide their own quantity estimate and bids will be awarded on a plan and lump sum basis with the contractor's quantities and unit prices used for schedule of values for progress payments and in the event plans change requiring a change order. No change orders will be permitted unless bid set plans are changed. 3) No bid questions will be accepted after 1 p.m., Monday of the week of the bid due date. 4) Bidders are to provide cut and fill quantities with their bid and disclose any estimated surplus or shortage of excavated materials required to complete the project including all lot grading. Proposal for lot grading will be provided as a "separate item" but included in the total bid. 5) If surplus material is determined to exist, the quantity shall be disclosed by the Contractor. Excess material shall be placed and processed on-site as directed by the Owner. An alternate price for the haul off of excess material shall be provided separately, if requested by the owner. 6) Grade tolerances will be + 0.10' and will be verified by owner one time. Contractor shall provide letter verifying that grades are within tolerance. 7) Maximum particle size is 6" for fill material used within the boundaries of any single-family lot. 8) Contractor responsible for the project site conditions. Including but not limited to clearing, including demolition, topography, and soil verifications. This shall include the disposition of any existing brush piles within the project area. Topsoil will be stripped and preserved for dressing curb backfill. No lot fill materials may be imported or exported from site without the written consent of the Owner. 9) All lot fill testing will be conducted by Terradyne AUS, Inc. 10) Contractor to provide 79g certification for all lots prior to release of retainage. 11) Contractor is responsible for obtaining and paying for any/all demolition permits and inspections. 12) Contractor is responsible for all testing - (e.g., streets, utilities, lot fill, RAS/ADA inspections, etc.) 13) Contractor responsible for all replacement of any missing or damaged property pins and guard stakes upon completion of project. 14) All surveying & staking to be conducted by Carlson, Brigance & Doering Inc. Engineering. Proposal included in Bidding. 15) KB Home Lone Star, Inc. shall provide a detailed schedule. Bidders shall be required to comply with contract duration and provide a schedule with bids. Schedule updates and drone video footage are due each FRIDAY by noon. Payment may be delayed if not timely received. 16) Bidders are to provide an Electric & Gas Proposal; at this time cookbook quantities will be provided. A design will be distributed as soon as received Centric Gas & Pedernales Electric Cooperative will be the providers. 17) Bidders are to provide a Gas Proposal; a gas design will be provided by CENTRIC Gas Co. 18) Contractor' project representative shall meet weekly with the Owner to review schedule, and delays and update the Owner as to progress of the project. 19) Contractors to provide a list of major subcontractors and suppliers they propose to use if awarded the project. 20) Contractor acknowledges that they will be considered "in control of the site" and will coordinate and comply with owner provided weekly storm water compliance inspections so that any deficiencies are corrected within 5 days of inspection. 21) 10% retainage will be withheld on all pay items and will be released upon formal acceptance of the project by City/County/MUD and utility companies. 22) A Payment and Performance bond for 100% of the construction costs shall be required. Contractors shall list the Payment and Performance bond as an alternate item to base bid. 23) Contractor shall be responsible for providing a warranty/maintenance bond per the Caldwell County requirements (2-year warranty bond for streets, drainageways, other public improvements) 24) Contractor responsible for reproduction cost of plans needed for project 25) Liquidated damages will be stipulated for each day the project is late beyond the substantial completion date & formal acceptance date provided in the owner approved project schedule. As described below. Extensions of time will be allowed for any critical path work delayed by weather, formal request for extension of time must be submitted to the engineer within one week of the delay and must be approved in writing by owner/KB Home and engineer. Substantial Completion: Formal Acceptance: 1. 0-15 (days) = $2,000/day 1. 0-15 (days) = $2,000/day 2. 16-30 (days) = $3,000/day 2. 16-30 (days) = $3,000/day 3. 31 days or more = $5,000/day 3. 31 days or more = $5,000/day 26) Successful bidder must comply with the applicable storm water permit and KB Home Lone Star, Inc. consent decree, conditions. Corrective action to items cited on weekly inspection reports, is required
