Reference Number 0000384454 The general description of the Scope of Work (SOW) for the project is to provide the City with scheduled maintenance services, preventive maintenance services, repairs and other work as requested. After the first inspection, the awarded Bidder will be required to remove, discard and replace all rooftop unit removable access panels with new, stainless steel hex head attachment screws and provide the City with a complete inventory of HVAC Units/ Components including serial numbers, belt sizes, filter types and sizes. Quarterly Inspections/ Preventive Maintenance- Perform oil sampling/ analysis in the 'off-season' to assist in determining the status of internal compressor parts/ damage prevention. Heating equipment, burners and burner controls are to be checked, cleaned and 'tuned' for maximum firing efficiency. Belts will be replaced with new energy efficient cogged v-belts. Belts on each ventilation fan inspected and replaced once per year. Unit heaters at the Police Department, Fire Department and the Department of Public Works, along with the Blast Furnace and Exhaust Fan at the Department of Public Works will be inspected/ maintained twice a year. They will be inspected/ maintained before the heating season and the next quarterly inspection while in operation. Hot water boiler at the Historical Gibson House will be inspected/ maintained twice a year. It will be inspected/ maintained before the heating season and the next quarterly inspection while in operation. The Electric Furnace at Gilbert Willis Park comfort station will be inspected/ maintained before the heating season annually. If repair is necessary, the Bidder shall notify and provide a complete repair cost estimate to the City and receive authorization prior to performing the repair. The City reserves the right to obtain competitive bids/ proposals on all parts or equipment in excess of $3,000. Bidder must have approval before making repairs that have additional cost over the quarterly bid price. 2. Start-up/ Shutdown Preventive maintenance will include a start-up/ shutdown in the spring and fall on all units in each building. The Public Works Foreman or his designated representative will determine the dates for this work. The Humidification Systems of both the Community Center and Library are to be inspected, maintained & tested prior to heating season. At the end of each heating season, the humidification systems will be decommissioned, canister filters drained, water valves closed and properly taken out of service for the off season Introduction: The City of Wixom, (hereafter referred to as "City") is seeking proposals for HVAC MAINTENANCE/ PROFESSIONAL SERVICE CONTRACT. The HVAC Maintenance and Services Contract for Scheduled Inspections, Preventive Maintenance and Service/ Repairs for City-owned facilities for a three (3) year contract with one (1) renewable option in a two (2) year increment. The one (1) renewable option in a two (2) year increment will be at the sole discretion of the City.
