**As of May 20,2025, the project was awarded to Dakota Elite Contracting LLC, with an awarded amount of $171,000.** Daycare Building The Leola School District is seeking separate sealed bids from qualified contractors for the construction and renovation of a 30' x 36' building to be converted into a licensed daycare facility. Bids are requested for the following categories: *Framing/Foundation *Plumbing *Electrical *Heating (In-Floor Heat and Boiler System) *All work must comply with federal, state, and local codes, including South Dakota childcare licensing regulations and scheduled for completion by mid-August 2025. *Contractors must carry appropriate licenses and insurance. *Minority- and women-owned businesses are encouraged to bid. *Bids must be sealed and clearly labeled with the service category being bid. *A pre-bid meeting can be scheduled upon request. *The School District reserves the right to reject any or all bids and to waive any informalities or irregularities in bidding. Framing Contractor Scope of Work: *Perform dirt work to prepare the site for the new 30' x 36' building pad. *Provide and place gravel as needed (gravel billed separately to customer). *Pour 30' x 36' concrete pad with thickened edge. *Includes all materials and labor, rebar chairs, rebar ties, concrete placement and finishing. *Provide all framing materials for a 30' x 36' building. *Complete framing of exterior walls, roof, and interior partitions. *Install all exterior doors and windows. *Insulate exterior walls. *Hang drywall inside on walls and ceilings. *Install all interior trim. *Not included: taping, texturing, painting, flooring, carpeting. 2. Plumbing Contractor Scope of Work: *Install all plumbing, waste, vent, and PEX waterlines for the new facility. *Includes all underground waste and vent plumbing before concrete floors are poured. *Provide plumbing and fixtures for: *1 sink and 1 toilet in bathroom, *1 sink and waterline for refrigerator in the kitchen, *1 floor drain in the mechanical room. *Install all PVC pipe and fittings for waste and vent and PEX waterlines for rough-in. *Build the water service in the mechanical room. *Install one hose bib on exterior wall. *Install labor for trim out of all plumbing fixtures. *Provide all traps, water stops, braided water lines, etc. Notes: Septic system is excluded. Water heater/boiler system excluded (installed by heating contractor). Comply with all applicable plumbing codes. 3. Electrical Contractor Scope of Work: *Install electrical panel and service to the building. *Provide and install all wiring for: *Lighting *Power outlets *HVAC equipment (boiler, pumps). *Install interior and exterior lighting fixtures. *Install emergency lighting and exit signage per daycare licensing requirements. *Install hardwired smoke detectors and carbon monoxide detectors per code. *Coordinate electrical service connection with utility provider if needed. *Comply with National Electrical Code and South Dakota State Codes. 4. Heating Contractor (In-Floor Heat System) Scope of Work: *Provide and install a gas boiler system for in-floor heating. *Install circulation pumps, manifolds, and all in-slab PEX tubing loops (includes two 1/2" x 300' rolls of PEX tubing). *Set up one heating zone for the building. *Install slab temperature sensors and thermostats. *Includes installation of all plumbing and wiring necessary for the heating system. *Testing, startup, and balancing of heating system.
