Site work and new construction of a municipal facility in Marietta, Georgia. Completed plans call for the construction of a municipal facility; and for site work for a municipal facility.
The prospective Construction Manager/General Contractor (CM/GM) will provide preconstruction services which may include, without limitation, technical review, cost verification, cost evaluation, value engineering, schedule development, and schedule evaluation, in addition to management of the construction. The CM/GC will be expected to work collaboratively with the Owner's Design Professional, CAS Architecture, Inc., to develop component bid packages during construction. In addition, the CM/GC will be responsible for methods of construction, safety, and the scheduling and coordination of the work of all construction and miscellaneous contracts required for completion of the project within its predetermined budget and schedule. The successful CM/GC will be required to work collaboratively with the Owner's consultants. The Owner may also employ a Commissioning Agent to perform design analysis of the various building systems. The Construction Manager is expected to work closely with the Commissioning Agent as well. The County has established a preliminary Stated Cost Limitation (SCL) or construction cost of the Project as $4,500,000.00 The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances. This construction budget includes all costs associated with the construction of the project. Items to be funded and paid for separately by the Owner include design fees, geotechnical investigation (based on scope provided by the designer), soils and materials testing, and special inspections. The County reserves the right to revise the available construction budget, at the County's discretion, as deemed appropriate and in the County's best interest. The following is a listing of some of the representative services to be provided by the CM at-Risk Contractor. The full scope of services will be defined within the contract executed with Cobb County.
