Renovation of a mixed-use development in Solomons, Maryland. Completed plans call for the renovation of a 2,407-square-foot, two-story above grade educational facility; and laboratory facility.

A timeline for the award has not yet been established.** Contractor to provide renovation services and structural modifications to the Kopp House for Chesapeake Biological Laboratories in Solomons, MD. MBE Participation (%) 15.00 Contract Duration: 240 Days Questions are due May 12 @ @ 3:00 PM EST All questions must be emailed to Lisa Thompson at lthompso@umd.edu The scope of work for the Kopp house, a two-story wood frame building housing staff and faculty offices for the UMCES Chesapeake Biological Laboratory, encompasses a comprehensive renovation coupled with structural modifications. Coordination with the designated contract representative is imperative throughout the project. The contractor is required to present submittals for approval of all materials . All disturbed areas must be cleaned up entirely at the end of the work day with all openings sealed from exterior elements. 1. Siding is to be a fiber reinforced cement product installed and flashed to manufacturers instructions. Hardi Plank Smooth Statement Collection in Arctic white is preferred. Exterior trim including corner boards, window and door casing, stair risers, band boards and post wraps to be white PVC. Samples of siding and trim material to be presented to the owner for selection. 2.Windows are to be white Andersen 400 series with Low E coating, prefinished white interior, full screens and single vertical grid in the upper sash or equivalent. Windows to comply with sizing and types shown in section A9 on page A001. 3.Exterior doors to be fiberglass. All interior doors are solid core wood panels. Doors to comply with the sizing, panel and glazing specifications detailed in section G1 on page A001. Door slabs to pre bored with 2' backset, no deadbolts. Temporary construction security hardware to be provided by the contractor, final hardware installation by others. Interior millwork to pre primed finger joint wood, Casing-WM 445 11/16 x3 'A, Baseboard-WM 163e 9116x5 %, shoe 7/16x11/16 4.The main roof is Steel shingles, Berridge Victorian Shingle panels or equivalent. A waterproof self adhesive membrane is to be used at the eaves. Lower roofs will feature standing seam metal roofing of prefinished G90 galvanized steel with a minimum thickness of .02" installed with field crimped standing seams. Noted on section G10 page A103. Samples of roofing materials to be presented to the owner for color selection. An attic ventilation fan is to be installed on the west facing slope of the main roof. 5.Decks, ramps, and exterior stairs will be framed using pressure-treated lumber, with walking surfaces composed of composite material, Trex Select or equivalent. Samples will be provided for owner approval, with railings and trim finished in white PVC. Railings to be PVC, Trex Select or equivalent. Noted on A202 6.The building envelope shall comply with 2021 IECC sections R402.1.1 through R402.1.3. Exterior walls to be insulated to R15 with energy star certified spray in cellulose, and attic insulated to R38 with fiberglass batts. The crawl space will undergo air sealing, with the floor covered by a 6 mil vapor barrier and walls insulated using 2" extruded polystyrene. Basement wall to be wrapped in an R7.5 foil faced blanket as noted on A101. 7.Interior lighting will consist of LED fixtures with a 4k color temperature and a minimum CRI of 80. Office lighting will be dimmable. meeting a luminance level of 400 Lu/sf, while corridors, breakrooms. and bathrooms will have a lighting level of 300 Lu/sf. Preferred fixtures will be 4' surface mounted wraps. Proposed lighting fixtures and devices will be submitted for owner approval. Preferred lighting layout is shown on page E101. 8.Exterior lighting fixtures at entrance locations will be 10 watt full cutoff LED wall packs operated by photocells. 9.AII plumbing fixtures to be EPA WaterSense labeled, with bathrooms and the break room equipped with on-demand point-of-use water heaters. Bathrooms will have ADA compliant white wall mounted sinks with chrome faucets. Toilets to be white comfort height tank fixtures still meeting WaterSense requirements. 10.Flooring throughout interior spaces will be a FloorScore Certified waterproof LVP snap lock floating product with a minimum 12 mil wear layer and integral pad, with color samples provided for owner selection. No flooring to be installed in the basement. 11.Paint and coating materials will be sourced from Benjamin Moore, PPG, Pratt & Lambert, or Sherwin Williams. Interior paint will be Green Seal labeled and rated as zero VOC, with ceilings finished flat, walls in eggshell, and doors and trim in semi-gloss. Exterior paints will also be Green Seal labeled and rated as low VOC. with all exterior finishes semi-gloss. Surface preparation and application will adhere to manufacturer specifications. Offices will have an accent wall that will be identified by owner with paint colors 12.Mechanically, the building will feature dual systems for the first and second floors, each equipped with Bosch IDS Premium 20 SEER heat pumps with 10kw auxiliary heat. Honeywell 9000 series smart thermostats will be installed, along with an April.Aire E070 dehumidifier in the crawl space. Ductwork in unconditioned spaces will be air-sealed and insulated. Preferred equipment for each of the two systems will be: BOVB-36HDN1-M2OG heat pumps BVA-36WN1-M20 air handlers EHK 10B electric heat kits Ultra-CP-22 Diversitech condensate pumps Honeywell 9000 series thermostats 13.Network cabling to be CAT6e installed as per page E101 of drawings. With all cables terminated in wall jacks at specified locations and at the switch location in the basement. 14.Fire alarm system to be a Honeywell Firelite system with a VoiP dialer and non proprietary devices and programming. 15. Cabinets, countertops and appliances to be included as $10,000 allowance in bid. 16. Any structural deficiencies requiring repairs uncovered during demolition to be submitted as a change order. 17. Work area must be secured with appropriate construction bafflers. Work hours are to be limited to lam-5pm Monday through Saturday. The Kopp House contains no known asbestos. Lead paint testing was performed by CBL staff and no actionable results were identified. Reports are available for both if requested.
