Renovation of a municipal facility in Mohegan Lake, New York. Completed plans call for the renovation of a municipal facility.
Proposals should be submitted in a sealed envelope designated "Bid: Mohegan Lake Bathroom Rehabilitation." Question Deadline 05/23/2025 Any request for information or interpretation and/or clarification of the Bid Documents must be addressed in writing to Diana Quast, Yorktown Town Clerk, 363 Underhill Avenue, Yorktown Height, NY 10598, and be submitted no later than five (5) business days prior to the date fixed for the opening of bids. The Town of Yorktown reserves the right to waive any informalities in the bids, to reject any or all bids and reserves the right to accept that bid which it deems most favorable to the interests of the Town of Yorktown. No bidder may withdraw his bid within sixty (60) days after the actual date of the opening thereof. Dates of Work: Work beginning within 30 days of execution of a contract agreement and issuance of a purchase order by the Town of Yorktown. Work to be completed before October 15, 2025. Summary: Mohegan Beach Park District is seeking a qualified general contracting company to 1) prepare and submit all necessary applications to Yorktown building department for permits to renovate the two interior bathrooms and a portion of the exterior of the bathroom building 2) upon receipt of such permits, to demolish and renovate the interior of two bathrooms and a portion of the exterior of the building, as specified by the architect's drawings. Companies responding to this RFP must have experience renovating bathrooms, and must be available to perform the renovations in 2025 before the water supply is turned off October 15. Proposal should include all work to prepare and submit all of the necessary applications for building permits and pricing for the demolition and renovations, including all labor (including carpentry, plumbing, electrical work, and masonry) and materials needed to follow the architect's drawings. Each bathroom has a footprint of approximately 11.5 x 6 feet. The bathroom building is connected to town water and sewer, and there is electricity to the building. Bidder must have appropriate licenses and certifications, be insured for liability, and if selected, will additionally insure the Town of Yorktown and Mohegan Beach Park District, and will carry NYS statutory worker's compensation insurance covering employees who will be performing on site services under the proposal. Prevailing wage language Background: Mohegan Beach Park District is a parkland and beach on the shore of Lake Mohegan, funded by taxes from approximately 250 properties in a small area of the hamlet of Mohegan Lake. Usage of the Beach Park is limited to residents of these properties and their guests. The bathroom building is at least 50 years old, but the roof and exterior siding was replaced around 2019. The bathroom building is connected to town water and town sewer, and it has electricity, but the fixtures are barely usable. The bathroom building currently contains two rooms--one has a toilet, while the other has a urinal. There is currently only venting for one toilet in the building. We want to make these bathrooms more functional and easier to clean. Our plan is to have two bathrooms inside this building, each with an exterior door. The bathrooms will be mirror images of each other, each with a toilet and sink. We also will add a storage closet with an exterior door and a new concrete pad outside the exterior doors. Scope: Preparation and Submission of Permit Applications The proposal should include the cost including all labor, materials, and fees for preparation and submission of the relevant building permit applications for the renovations. This includes but is not limited to preparation of the following as required by Section 300-195 of the Zoning Ordinance of the Town of Yorktown: o Building Permit o Plumbing Permit o Electrical Permit It is the responsibility of the bidder to determine and provide everything needed by the Yorktown Building Department for the permit applications. The Mohegan Beach Park District will make available information about the bathrooms and plans and will cooperate fully with the contractor during the permit application preparation. Demolition Work involves the demolition of the interior of the existing bathrooms and a portion of the exterior of the building. A portion of the existing exterior wall must be removed for a new door (to the new storage closet); siding must be salvaged, damaged as little as possible, and provided to Mohegan Beach Park District for future use. Portions of the interior walls (about 3'10") must be removed for the new storage closet. The existing plumbing fixtures, valves, and rough plumbing must be removed. The existing toilet partitions and associated posts must be removed. The existing closet and the associated shelving and door must be removed. The existing lighting and any associated wiring that will be abandoned must be removed. Any damaged wall finish affected by mold, rot, or damage that would inhibit the proper installation of proposed finishes must be removed. Remove existing door locksets and prep for new lever locksets. Remove existing exterior lighting fixture and prep for a new one. Remove portions of the existing asphalt as necessary for construction of the new slab on the grade outside the exterior doors. Renovations Prime and paint all exposed rafters and sheathing, remove all debris and abandoned anchors, fasteners, electrical, etc. prior to finishing. Create new exterior door opening for the closet. 26 Create new walls for closet, framing and finishes to extend to underside of roof sheathing. Finish existing concrete floor by scraping loose paint finish, patch areas smooth, prime and paint with concrete-compatible non-skid floor paint. Work involves the creation of a new closet, 4' x 3'6", to be accessed from a new exterior doorway (new door and frame). Work involves the creation of shelving in the closet: (5) 30" x 16" shelves on wall brackets. Work also involves the creation of a concrete slab outside the external doors of the bathrooms. The concrete pad will be approximately 5' x 14'4". The slab will meet the existing driveway on one the left side and stay level as the grade slopes downhill, ending at a height of XX on the right side. The right corner of the slab will have 2 sections of an approximately 5' length of a 42" high aluminum picket guard, no spaces 4" or greater between components. The haunch perimeter of the slab is to be at least 18" below grade. The concrete must be ramped up to the saddle at the doors. The existing asphalt and grass areas affected by the construction of slab operations must be patched.
