EXTERIOR WALL REPAIR & REPLACEMENT b. BATHROOM RENOVATION c. ROOF REPAIR d. MISCELLANEOUS BUILDING IMPROVEMENTS ARTICLE V : SCOPES OF WORK GENERAL Four scopes of work are detailed in this document. Contractors may bid on any or all of the scopes. Contractors shall note that each of the four scope sections will be awarded in their entirety, but that the City reserves the right to award the scope sections to separate contractors if deemed best through the evaluation process described above. As a result, contractors shall provide pricing for each scope section that is adequate if only a single scope section is awarded to the Contractor. SCOPE 1: EXTERIOR WALL REPAIR & REPLACEMENT Location: The work described below shall be completed on the east and west exterior walls of the Greenwood Youth Building in the locations shown in the annotated photos shown below. The total square footage of wall surface is approximately 660 square feet per gable end (1,320 square feet total) Description of Work: Contractor shall remove all siding, any existing sheathing, and debris within the locations depicted above. Contractor shall assess the condition of the structural framing and replace any framing that has deteriorated more than 15% of the structural member for any reason including but not limited to moisture, rot, or pest damage. Contractor shall "sister" new structural members at any location where damage or deterioration are present but have compromised less than 15% of the member. All framing installed shall be equal to or greater in dimension and bearing capacity than the existing framing member. If any new framing is required at the bottom plate it shall be pressure treated. Contractor shall repair framing in such a way that contractor shall level and secure existing windows that are not secure. Contractor shall replace any broken panes of glass in existing windows. If Contractor desires to remove windows during wall repair and reinstall them, any damage that occurs during removal and installation shall be the liability of the Contractor and not eligible for change order. Following approval of demolition and reframing activities by Architect, contractor shall install a new wall assembly as follows: 1. New R-15 or greater batt insulation with the facing toward the exterior of the building 2. 1/2" plywood sheathing 3. Fill any gaps over 1/4 " with spray foam insulation 4. Synthetic house wrap 5. Horizontal pressure treated 1x wood furring strips installed at 12" on center 6. 1"x10" Vertical Cypress boards with 1 row of 8d galvanized nails centered on board at 24" on center with consistent 1/2 " between boards, match existing to the greatest extent possible. 7. 1"x 1 1/2 " (actual dimensions) Vertical Cypress battens attached on center of gap between boards below with 12d galvanized nails at 12" on center, match existing to greatest extent possible 8. Clear water sealant. Submit proposed product to Architect for approval.
