Renovation of a laboratory facility in Denton, Texas. Completed plans call for the renovation of a 3,000-square-foot laboratory facility.

The scope of work consists of general construction services in Discovery Park D170 Research Lab Buildout. Existing high-bay room D170 will be converted into research space to support both wet & dry bench research and a small amount of administrative space in support of the laboratories. Wet research lab will include Chemical Fume Hoods. Dry bench research lab will be physically separated from the wet research lab. Existing D170 space will include a structured mezzanine of approximately 3000SF (50' x 60'). Data cabling, card readers, termination & devices as well as any new equipment in the new IDF room will be by Owner's vendor and are not part of the project. Power & architectural finishes per Owner's design guidelines for the new IDF room are included in the scope of work. Alternates: Full build-out of Wet Lab support room on Level 1 (D173 Wet Support) containing (1) floor-mounted checmical fume hood. Refer to Sheet A811A. NOTE: Sink, fixed casework, & mechanical, electrical & plumbing infrastructure to support suture build-out of D173 WET SUPPORT is considered Base Bid. (2) additional chemical fume hoods with fixed lab casework in D270 WET LAB, for a total of (4) chemical fume hoods on Level 2. Full furnishing of ovable metal laboratory casework on Level 1 & Level 2 Full build-out of Autoclave Room on Level 2 (D271 AUTOCLAVE) containing (1) stainless steel scullery sink, an autoclave, and an undercounter glass washer. Mechanical, electrical, and plumbing infrastructure to support future build out in Room D271 is considered Base Bid. Trades include: cast-in-place concrete; metals; wood, plastics, and composites; thermal and moisture protection; openings; finishes; specialties; equipment; furnishings; fire protection; plumbing; mechanical; electrical; electronic safety and security All questions must be received no later than 2:00p.m. CDT on May 21, 2025. All questions and answers will be posted to the website by 5:00p.m. CDT on May 23, 2025. The Owner may in its sole discretion respond in writing to questions concerning this Proposal. Only the Owner's responses made by formal written Addendum to this Proposal shall be binding and shall be posted on the UNT System's website located at https://finance.untsystem.edu/vendor-resources/bid-inquiry/bid-opportunities.php . Oral or other written interpretations or clarifications shall be without legal effect.
