Renovation of a municipal facility in Piscataway, New Jersey. Completed plans call for the renovation of a municipal facility.

**As of July 22, 2025, the project was awarded to WEATHERTITE SOLUTIONS but the awarded amount is not available.** Please read all instructions to bidders in the bid packet. if using an outside delivery and/or messenger services (i.e.by Federal Express, UPS, ect.), Please note the following: The Township will not be responsible for deliveries made prior to or after normal business hours, or to any other office. Name of bid must appear on the outside of the FEDEX/UPS envelope. Your Company Name must appear on the Outside of the envelope. Electronic questions due date : jun 4, 2025 by 12noon to: purchasing@piscatawaynj.Org. In order to make sure your bid is timely received and included in the bid opening at 2:00pm, The Township recommends that your drop off your sealed bid by or before 12:00pm. This project includes the temporary removal and reinstallation of an existing solar panel system, complete demolition of the existing EPDM roofing system down to the sloped metal deck, installation of new insulation, fully adhered TPO membrane roofing system, and replacement of all associated roof appurtenances. The project also includes the repair and integration of a fixed roof ladder into the new roof assembly. Please see addendum #1 for an aerial of the project scope. 2. Scope of Work 2.1 Solar Panel System - Temporary Removal and Reinstallation o Disconnect and remove the existing solar panel system in a manner that ensures no damage to system components. o Label and store all components on-site or in a secure, approved location. o After roofing work is completed, reinstall and reconnect the solar system per code and manufacturer standards. o Confirm operational functionality after reinstallation. 2.2 Roof Demolition o Remove and properly dispose of the existing EPDM roofing system and insulation down to the sloped metal deck. o Clean and inspect the metal deck for damage or corrosion; perform repairs as necessary. 2.3 Insulation Installation o Mechanically fasten 2" polyiso insulation using 3" RhinoBond plates or approved equal. o Apply fasteners at a rate of six (6) plates per 4' x 8' board, or as specified by the insulation and plate manufacturer. 2.4 TPO Membrane Installation o Install .060 mil Versico TPO membrane or approved equal. o Mechanically attach and heat-weld membrane to RhinoBond plates or approved equal in strict accordance with the membrane manufacturer's specifications. o All TPO seams to be completed using automatic hot-air welders. 2.5 Flashing o Install all vertical and horizontal flashing using .060 TPO membrane adhered with CavGrip or approved equal. o Flash all penetrations (vents, curbs, pipes) using TPO-compatible boots and target patches as specified. 3. Roof Appurtenances o Install 230 linear feet of 5" box gutters, fabricated from .032 aluminum, color matched to existing (final color to be confirmed by owner). o Install 240 linear feet of 3"x4" box leaders, color matched to existing (confirmed by owner). o Install 120 linear feet of .032 aluminum coping at all parapet walls, fastened and flashed per manufacturer's and industry standards. o All metals to be prefinished aluminum or equal and properly integrated with the TPO system. 4. Roof Ladder Repair and Integration o Inspect and structurally reinforce the existing fixed roof ladder. o Re-anchor and flash the ladder base into the new roofing system to ensure code compliance and water tightness. o Reinforcement and integration to meet OSHA and applicable local building codes. 5. Warranty Requirements o Provide a 20-Year Manufacturer's Labor and Material Warranty for the complete TPO roofing system. o Roofing contractor must be certified by the TPO manufacturer to issue system warranty. o Submit warranty documentation prior to final payment request. 6. General Requirements o All materials shall be new and unused, installed in accordance with manufacturer instructions and industry best practices. o All brand names listed herein (e.g., Versico, RhinoBond, Cav-Grip) are to be interpreted as "or approved equal". o Contractor shall submit the following for approval: o Product data sheets and technical specifications. o Color samples for all exposed metalwork. o Roofing assembly drawings and flashing details. o Manufacturer certification confirming eligibility to issue required warranty. 7. Project Execution and Equipment o All necessary equipment (lifts, rigging, safety fall protection, welding equipment, etc.) is to be provided by the contractor and is included in this bid. o All work shall be performed in compliance with OSHA, local building codes, and manufacturer installation requirements. 8. Schedule Requirements o Contractor shall submit a construction schedule with bid, including durations for: o Solar panel removal and reinstallation o Roofing demolition and substrate prep o Insulation and membrane installation o Flashing, trim, and final detailing o Work shall be coordinated to minimize building disruption and protect interior spaces at all times. o This project is to take no longer than sixty (60) days from Notice to Proceed.
