Key elements of the Work include: Hot Tub humidity is very high. Indoor Air Quality requires improvements. Air Handling Unit (AHU #1) increased pressurization. Additionally address any glycol leaks impacting the life expectancy of the unit. Air Handling Unit (AHU #2) requires modifications to control air around the children's pool area. Address rusted ductwork and grilles that require replacement. Air Handling Unit (AHU#3) requires modifications to align to ASHRAE 62.1 indoor air quality standards. Portions of HVAC ductwork to be installed. Controls for all HVAC systems to be upgraded. Adjust the boiler fuel tanks so there is a pre-heat system, and changes make up air return which is presently above the tanks and has potential to circulate oil fumes. (NFPA Standards) Boiler Make Up Air require modifications to suction air lines installed incorrectly and condenser blockage. Boiler burners to be replaced and updated as fuel gas recovery is investigated. Removal and new material construction including valves, new support hangers and shrouds. Fire rate and make safe all penetrations. Mobilize for Pool Shutdown as early as August 9th while the pool is being drained, full construction ready no later than August 11, 2025. Early works coordinated by successful proponent will be allowed if not interfering directly with pool operation prior to shutdown and should be considered. Commissioning, final reviews and final inspections. Close out requirements and substantial completion. Provide Prime Contractor coverage for owner contractors (anticipated 2 -3) and City staff workers within the construction space during the shutdown.
