Renovation of a mixed-use development in Windsor, Ontario. Conceptual plans call for the renovation of a elderly care / assisted living facility; multi-residential development; and municipal facility.
1.1 Outcome Oriented. The scope of work in this RFP is outcome oriented. The Proponent is required to achieve the below listed outcomes: 1.2 General Description. The Work Requirements outlined in this RFP involve 4 groups, encompassing a total of 7 developments, to be executed across 3 phases. The scope of work will focus on the rehabilitation of exterior envelope components at all developments. Phases 1 and 2 are scheduled for completion by the end of 2025, while Phase 3 is anticipated to be completed by the end of November 2026. The volume of work is subject to funding availability. CHC reserves the right to adjust the scope at its discretion, which may include adding or removing certain elements of the work, or rescheduling components as the project progresses. For example, CHC may opt not to proceed with all consultant-recommended construction items and may instead implement only a portion of the proposed scope. The construction timeline will depend on the final scope undertaken and may extend beyond the substantial completion dates outlined for each phase. TIMELINE: As of July 29, 2025, exterior consulting services has been awarded by the owner. Consulting work is underway to assess the scope of work. Further update early 2026.
